Browse Forums Building A New House 1 Aug 25, 2014 9:04 pm Hi all, after hijacking many threads and with a little bit of warm prompting I thought it was time I started a build thread of my own. My wife and I are building the Henley Monaco Nouveau Q1. From the day we set foot inside it we knew it was the design for us. We have done very little in terms of upgrades compared to some but plan on doing some after build work ourselves. We purchased the land in Epping last year and locked the price in with a great promotions package last September. We went back to Henley in Feb and the build has taken off from there. Our colours, tender and contract were hassle free and we got through with only 4 post contract variations. Our site is p class h2 so we upgraded to a raft slab. Our land has a 1.6mtr fall front to back. Our site costs came in at $32,000 with $10,000 provisional rock cost which to date only $4,600 has been used. Our admin contacted us on the last week of April and said they should be on site by mid-May, we went out a week later and the cut had been completed and the loo and fence were on site. Our upgrades Double glazed windows, Zoned heating and cooling, Tv recess in the living area, Wooden window to the master bedroom, Gloss cupboards, capped water pipe in fridge space, capped gas pipe in wall space, upgraded the under lay, installed a brio retractable fly screen. We got a brick upgrade for going with a concept board. The promotion pack included a colour bond roof, 40mm stone bench tops, free bats upgrade, solar hot water and I can’t remember the others. To date the SS has hit every date he has set and has kept us very up to date we hear from the admin most weeks and the SS at least every second week. Just waiting for that phone call with the handover date now but still estimated about 5-6 weeks away. We have had Darren Love in as our independent inspector and he has been great everything he has flagged in his reports has been corrected without argument. We will have him in again for our handover inspection. Happy to answer any question about the build or the estate. Kedar I am hoping you manage to get done within 3.5 months that would be amazing, we had a Henley home start across the road from us a week or two later and it looks like they are ahead of us so I am sure 3.5 is do able. We love our colours and they have now finished the final coat on everything and it looks amazing, can't wait for the splash back to be installed. HI Sands We got that sticker for INTO blinds on our window, but did not know if we should go with them or not? I am looking for someone to do driveway, and concreting around the house, with exposed aggregated. what are you getting and do you mind, how much are you paying, ours is around 32sqm driveway Also we have Darren love as independent inspector, he is very good and to the point person. We are having coloured driveway and front paths tgen plain concrete all around the house. We were quoted for both so I pm you when I get home. We were happy with the blinds that Bill showed us and he was the cheapest quote by about $400.
