Im talking to a smaller builder and I asked if I could change the LED downlights brand and Paint brand
He told me the builders use product from his suppliers that he knows and trusts. We don't install product supplied by anyone else.
Sounds ridiculous but I am a first home buyer so not sure if this is what they all do or what

As they are a small builder that sounds about right to me.
They would get a discount from those suppliers.

Most builders, whether they are large or small will have supply agreements with certain suppliers. They will then get discounted prices from those suppliers. You may not like it but it is very common.

I guess it's just like a new car where you have limited choice.
We have used a small builder in the past (he does three homes per year) and we were able choose brands, supply our own materials etc. That was different because we went to tender to a number of small builders with plans drawn by a draftsman. This time round we are using a big builder and there is some flexibility but only with the suppliers that M uses. For example, we change our appliances from tecknika to Smeg.

Just remember your builder is providing you with an entire package, if you want to take something out of the contract you are free to do so and get refunded the builders cost for that product.
Bare in mind if the lights for example were included as a contract item and not just a provisional cost added into the contract, and you choose to take them out. The builder is under no obligation to refund the margin on that item.
