We have decided to build again rather than go down the reno path. We chose a block which was suited to the home we wanted to build, but now it seems there are restrictions on the land where we must have 2.5mtrs between house and fence on one side, so we need to change the original plans by making the width of the house narrow by 1mtr . The only way to do it was to modify the formal lounge/dine and rumpus rooms by running them length ways as you can see below in the second pic but not sure if this would look/be ok? I think you can answer this by thinking about how you will use the rooms. Will the front room be the loung/dining. If so will it bother you that it is a fair way from the kitchen? If the front room is the games room will the kids be too far away? Or is this a good thing? I would suggest thinking how it will work for you practically. If you can see it working for you, then go for it. If something doesn't seem right to you, maybe consider why you feel that way. Gut reactions are so often the right one. The front room will be the formal lounge/dine, the room above that will be the rumpus room (Depending on how well behaved the kids are by the time we move in ) It wouldnt bother me that the kitchen is far from the dining, but could be a disadvantage from a buyers perspective if we sell it later? Yeah, my gut is always right! I guess what doesnt feel right to me is having to change the original plans...which I really loved Also, I havent seen any plans of a lounge running in this manner before ; across the front of the house, if that makes sense! And being that there is such a small entrance way into the lounge from the hallway. If i would at your place, I'll do these below change: ...Move the Games or RUMPUS room after Kitchen, in this way you can have your kitchen or Familiy room just after Formal Living room. I dont mind it - I have a friend with something similar, works well for them. Do you use a formal dining room? Make the entrance into the lounge as big as you can, and maybe put a few wall niches in the hallway on the garage wall - give you a bit more sense of space. Can you move the master bedroom to the front of the house and make that area the rumpus.
You may want to swap the kitchen bench area to the opposite wall and then it will also be closer to your dining room...
