I've had a quick search of the forum, but can't seem to find an answer to my questions....soooo.... Regarding PCV's...when in the building stage can there be no more PCV's? We haven't started building yet....start in July (apparently) and we have 2 PCV's so far...so do all PCV's have to be in by the time you start building building? I wanted to enquire about getting an apron edge thingy for the kitchen island, but fiancee reckons its too late to get a PCV cos we start building so soon...but i'm convinced that its ok to do so, cos the kitchen part of the build isnt til later in the building stage anyway... also..does anyone know if this would be considered a structrual change? cos if it is, than i mite as well not bother...considering we've signed our tender...i dont reckon it is, but again fiancee is convinced it is... i swear i think its cos he doesnt want me spending anymore $$ than already spent...hahahaha can anyone confirm? btw, im buidling with PD... thanks! We have done this and now just waiting start date. I think something as important as the apron should be followed up. Maybe you should send off an email to your CSC and ask. Good luck! Obviously, the later you leave it, the less your chance of getting it accepted, and the cost may escalate. We've had a stack of PCVs, with 12 separate formal PCVs, some involving many many changes.
We managed to add in soundproof lagging for our waste pipes as the bricking started, and arranged to have a downpipe shifted after bricking of our ground floor (120 days into the build...) As long as the change doesn't alter anything structural, I'd have thought that any builder would have been happy to take more of your money and add their mark-up! I guess God didn't use subbies... We're also building with PD, we had a number of PCVs . I think they prefer you to have ot sorted before you actually start building, but I can't see why you couldn't change that, as they wouldn't have ordered the materials yet, and you're only asking for more of the same thing, anyway!And, if at first you don't succeed....try, try again would be my advice! The mechanism is as follows: 1) Owner puts a request in writing (most builders will have a form) 2) Builder prices the variation (non competatively ) 3) Owner either accepts variation price or not. The girl we're dealing with isn't even our CSR (his on holidays) but she is super super good, so hopefully we can get it in asap...hehe
thanks again! I'll let u know how we go.... Re: Post contract Variations.... 9Jun 11, 2008 9:30 am Make sure you let your supervisor know if you are going to put in any request. Some builders like ours, the CSR only talks to the supervisor once a week. And lots of work were pre-booked weeks ahead.
In our case, we were negotiating with the CSR about a change, but next day found it already installed... completely waste of time... It seems very clear to me that your contract states that a security account does NOT need to be established so the answer to the builder is NO. If in doubt find a contract… 1 8505 So AFAIk the outcomes of the BAL ratings form part of a clause that allows them to pass these costs on to you. However the more relevant detail is how did it go from 19… 1 9153 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
