Browse Forums Building A New House Re: No more gas bayonet for new homes? 2Nov 02, 2014 12:11 pm What State are you in? You'd have to search online but its my understanding in WA you can still have them but you must have a low to the floor vent cut in the wall and also one up high in the wall to vent any residue gases into the wall cavity/roof space. Re: No more gas bayonet for new homes? 3Nov 02, 2014 1:04 pm I believe it affects your 6 star energy rating but if you have something else (say white roof) you can get away with it, that was my understanding anyway Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: No more gas bayonet for new homes? 4Nov 02, 2014 1:42 pm We are building and we have had a gas point put in. In WA, yes it does affect your 6 star but the way around it is to get the builder to put the gas point in MINUS the bayonet fitting. Then you need to get a plumber in later to put the bayonet fitting on. Stupid. It's like the activity room opening we 'have to have' and can't brick in, so we have got them to make it to size so a frame for glass blocks can be installed after handover. The builder knows it and is happily doing it. Re: No more gas bayonet for new homes? 6Nov 03, 2014 1:28 pm All buildings need to be built to minimise air leakage, your windows and doors will have weather seals all around them, and they you want go and cut two gaping holes in the fabric to let fresh air in? Why not just get the plumber to install a flued gas heater instead (which draws fresh air in from outside without the need for fixed vents)? Marcia Stupid. All habitable rooms require access to natural light and ventilation, again there is probably good reason to keep this open to prevent potential damp/mould and poor indoor air quality/amenity. It wasn't to get around six star at all ... the room has plenty of natural light and plenty of air ventilation. It was getting around the builders restrictions regarding the six star rating. It's more a case that builders tell you one thing - the easiest route for them. Rather, they could talk with you about how things could be changed to tick all the boxes but they don't. We just did our own homework and worked out a compromise that worked for us and one that the builder was happy to accept. Re: No more gas bayonet for new homes? 8Nov 03, 2014 2:18 pm Skull Yes - WA. So it's not a requirement....it's more about energy rating the builders want to pass on to homeowners? Id personally be very careful about installing a gas lead for a gas heater and having it capped (to install a bayonet later) without any ventilation as per the standards. For me its a safety thing. In terms of the vents, they don't cut the whole right through the wall its just into the external wall cavity and it has a screen thing over it so its not a huge draught problem. May older houes have these at ground level. If it changed your six star energy rating some additional insulation in ceiling or cavity insulation would probably help reverse that problem. A flued heater would be the way to go if you don't want ventilation but they cost a bit. Although they look pretty schmicko! Re: No more gas bayonet for new homes? 10Nov 04, 2014 6:17 am Skull So what happens during winter when I don't have a reverse-cycle air conditioning without the gas bayonet? How will i want my place?? A flued heater is the way to go rather than a free standing gas heater. I once rented a house with a free standing gas heater. It made the whole house damp and clothes in the wardrobe went mouldy. After one winter I went halves on the cost of a reverse cycle unit with the landlord rather than put up with it for another year.
