I just found out over the weekend that the metricon promo of $31k for $5 will end on Sunday 22nd June. We are wanting to building with Metricon, but not sure whether we should put a deposit to get this promo or sit and wait for the next one to come along? Does anyone know how long between promos? Is it less than a month? The scary thing is that if we wait and the promo is worse than this one, we would be kicking ourselves . But what if we sign up and the promo was heaps better? Like with PD, they had the $27k for $4k and now it's $27k for free!! What does everything think i should do? Any advice would be appreciated!! Have a talk to your customer service rep. You should be able to come to an arrangement where you pay and they'll swap it over if the new promo suits better. Shop around different Customer Service reps I'm sure you'll find one that will let you do this. The promos generally go from one to the other so they always have a promo running. Also, you can do your head in waiting for a better offer. My advice to anyone would be if the offer suits, take it. Also be aware that with the new offer will most likely come a price rise. So even if the offer seems better, when a price rise is taken into account, it may not be. Jo I leave you to fend for yourself, figure things out yourself. The fact is that this promotion won't be the last one, but the next one may or may not be a better deal. So it's always a risk.
Personally, I'd never sign up just to "beat the price rise", or "before the offer expires". It's all just another way to get you to sign up before you see someone else's product you like more. Every time I go into one of their displays (and have been regulatly doing so since January), there is always a sign up that says, "Hurry, beat the price rise this monday!", "hurry, this offer expires end of this month!" My partner already has his heart set on one of the M home, and I am quite happy to settle for this house also. We are a first home buyer, therefore I know that we would not be able to afford a 'dream' home at this stage, also we are quite young so we still have time years down the track to hopefully build/buy our dream home. I think atm, we are just thinking whether it's worth while to procure this promo or hang out for the next one. Hrmz, it's always a risk as Toast said. We have been looking at display homes since the beginning of March and we quite like M's homes. We signed up in the last week with PD not because of the promo, we had our land and kept coming back to the PD house. I think we were really lucky as the promo price had been reduced quite significantly and everything in the promo were items that we would have HAD to add on and pay for ourselves i.e - cooling, fly screens, overhead cupboards, remote for garage etc. We certainly didn't feel pushed into signing up. I was really happy because the following week a new promo came out and we felt the one we paid for suited our needs better and we would have had to pay for alot more items if we had of waited. It's a hard decision, my advice, if you both love or really like the house plan and ready to do it then go for it. You can ask your CSR: - if she knows whether the next promo would be better or not - OR - to put a note that, in case the new promo is better, you can swap with the new promo That's what we did before.. our CSR was aware of the next promo.. but.. he still wanted us to see it first and decide, so he put a note that we would swap with the new promo if it would suit us better. good luck! ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! I'm just worried that the new promo might have even better stuff for us!! You are absolutely right, hindsight would be a blessing when it comes to building!

It would really put my mind at ease if i know that i can sign up for this one but still, but still have the opp to change if the next one fits with us better!! You are building with M right? wonderland, we are already at lock-up stage.. and yes, with M. we went for the old promo... our SC helped us determine which one is better.. he was really good and pro-customer (as opposed to the typical sales people who are pro-management, hehe). we even got extra $3500+ of upgrades.. which the management threatened not to honor, but SC helped us to devise a way to give in to our demands he's really cool... ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Go to a builder that stacks up on their own merits at normal prices, then if you get a promo that gives you more than it's a small win. The mere fact that a builder regularly has promos shows that you are paying too much with their normal prices. We are def going to build with M because we like the designs of their house, our main problem at the moment is whether we should sign up now and pick up this promo or wait for the next one.
Wow VJ, you are really lucky!! Where does this SC of yours work?!! I dont think the SC that we got now will do us any favours. you could place a deposit and just leave it at that for now to lock in the price and promo. then, if the next promo is better, i think u can get that promo if u want, or pay extra if theres been a price increase. or, if the promo is worse, then just keep going with the current one. i say go for it now, u possibly might be able to change you mind. but dont let something like a promo intrigue and tempt you to build straight away.. if your not comfortable, and just building for the sake of the promo, i suggest its no.. one last note, the promos arent as good as you think! u might have to pay extras for some things, quality, finsihes, etcc... either way, you will be able to have fun and start now! ps..where are you building? which house are you interested in? I'm building at Marriot waters which is an estate in south eastern sub of Melbourne. Our land does not settle til Feb 09 so we have a long way before we start building. We also found out that there has been a price increase already. But the SC was happy to backdate the price if we sign up within the next few weeks. We were umming and arhing about it, then I found out that the promo is also ending too! Wasnt sure about signing now as it's a long way till the land settles, afraid of more price rises etc. We are looking at the Mercer 35 Planation facade. We both really like the layout, the display house wasnt that 'pretty' decorated but we can see our home in there. I could already picture the little furniture we have in that house. By the time you sign up, do a walk through, work out any variations, select tiles and do your exterior/interior colour selection, change your mind 100 times and re-select tiles, wait for the correct variations and then wait for the correct plans it will be Christmas........how good would it be to have all this finalised by the end of the year so when your land settles M can get in and start building! If you love the house and the promo is good and the price has been backdated - GO FOR IT! I will see whether she can offer us a look at the new promo or offer us the chance to change if we like the new one better than this current on.
The only thing i'm worried about with regards to the land settling later is that i was told that once you put your deposit down of $1000, they only hold the price for 5months. Obviously, if we put a deposit now, it would be more like 8months before we can even look at building, and that's if the land settlement doesnt get delayed. Do you and anyone else know much about this? The SC told us once that if we exceed 5 months, the most we would cop is $1000 increase. Between 150 and 365 days from deposit, Metricon charge 0.5% of the total contract price for every month or part thereof. After 365 a new contract will be prepared based on current prices. Thats like over $10,000 per month!! Thanks Jo but that is a bit of a worry. If that's the case, we would rather miss out on the price backdate and sign up a few months down the track.
