Browse Forums Building A New House 1 Oct 31, 2014 11:19 am We just moved into a our new home and noticed the driveway was to steep, we tried to drive on the driveway and we are unable to park in the garage due to the slope been to steep. Its impossible to drive any car into the garage without damaging both concrete and car. The driveway was built by the builder (metricon) and i think they just poured the concrete without following any regulation regarding slope / gradient etc. Any help, i need the driveway to be ripped up as the garage is impossible to park in. Thanks Re: Steep Driveway - Help Please 2Oct 31, 2014 11:45 am Hi mikel03, It is likely that the plans were not thought out properly by the draftsman. Most likely the building surveyor should also not have approved the plans. Without details, it is hard to assess your situation, but you need to obtain accurate detailed levels as it was built to prove the driveway to be defective. Do not go to any government agency is my advice... they simply want to conciliate... that is just make the problem go away with as little impact on the builder as possible in my opinion. For the driveway to be defective its maximum slope should be 1 in 4 (1 in 3.5 slope has also been passed in some situations with very good transitions and anti-slip surfacing. (Often draftspersons forget about the transitions which take up something like 3 or more to incorporate). Every driveway with a steep slope must have adequate transitions at the top and bottom... and the design (Appendix B - B85 vehicle template (from the Code for Parking AS 2890.1) and the clearances in the appendix C I think, can be used to assess whether or not the drive is suitable once accurate levels are established. Scrape marks are always good evidence also. It is a possibility that the garage floor (and garage therefore?) will need to be lowered! You may need a very capable Building Consultant or a good Civil Engineer to represent you adequately. Hope this helps and good luck from Leonardo_23 Re: Steep Driveway - Help Please 3Oct 31, 2014 11:49 am Hi mikel03, I meant "take up 3 metres or more", Cheers Leonardo_23 Hi All It has been a few weeks since my last update. The build has been progressing well. No major issues to report. The scaffolding was dropped today, gyprock will be… 96 356951 To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless. Control joints may reduce ugly cracking during periods of soil… 3 9861 |
