New to this forum, but have been reading posts for a little while. Looking at building a custom house in the eastern suburbs of Melbourne. We have had our plans drawn up and the house including garage and alfresco is approx. 39 (imperial) squares. I have been told that the price per square for a mid-range quality custom home is around 10 - 12K per square. Is this price per square factor based on total squares of a plan or living squares. ie. living squares are approximately 32, garage and alfresco approx. 7 squares. This makes a big difference to the budget we need to set aside. Any feedback is greatly appreciated. Re: Price per Square? 2Jun 11, 2008 9:42 am Hi Radiuz, In my short experience some companies charge per sq and some don't, I've called a few custom builders and ask how they price the house, and they didn't give me a concrete answer, and say it depends on many factors. We are most likely building with National Builders and they charge per square, but I guess it also depends on the difficulty and shape of the house/walls etc.
Best thing to do is call a few customer builders and see what they say, and correct me if I am wrong, but Alfresco and Garage is usually included in the price as its under the roofline and its a part of your Slab. When I was looking at building a custom home, the price was in total. When I questioned why it was the same price to build a garage as the kitchen, I was told that it all balances itself out. With the quote for 10-12K I would be very aware that this only covers basic prices for everything. If you choose a more expensive tile than the allowance it will bump your price up - the same with appliances and carpets etc. You will find they will be more flexiable than volume builders, and if you go under budget on something you actually get the money back!!
