Just would like to hear from anyone that has built the sheffield that can offer any tips or advice or anyone that has built with eden brae before quality, advice any help along the way would be appreciated. It is quite daunting, Eden Brae have been fairly helpful but I find you are kept in the dark about standard ranges and upgrade prices until you are already locked in with a hefty deposit.. Do you mind me asking where you added your 2 squares? I am really curious as to what other Sheffield home buyers change in their design, we have modified ours taking the study wall out completely and adding a bigger storage off the garage.. For our extra 2 squares we added it to the back 4 rooms adding 1.2 metres.. We picked the sheffield 25 + 2 squares we actually just missed the promotion deadline but basically they accepted us in late otherwise it would have been a deal breaker for us. They now have ended the promotion as the extra 2 squares is very frustrating and time consuming as everyone wants to make up the extra 2 squares all over the place and apparently it gets messy for them to work out and build. We made it easy for them pretty much as we have just made the house approx 900mm wider and running it all the way through the Bedroom, WIR, Lounge, Family and Rumpus room so it all becomes that extra bit wider. We to found the study area a dead area in the house with not much point to it also. Originally we were going to box it all in and enclose it with a door to keep the kids out, then we though it may make the kitchen and family not feel as open plan. We have now decide to get rid of the store in the garage and incorporate it into the study making it that little bit bigger. Im also putting a door on the rumpus room so I can turn it into a home theater. We are also going to make the pantry wider as its way to small and also opening up the fridge space a tad. Im going to push so hard for the glass splashback in the display home as it was sold to us as that would be included however we have found out others only get a poky window of 1.5 metres wide instead of 3 metres wide with a huge ugly frame around it that makes the splashback look splashcrap. Im really annoyed about this as we were told it was a standard inclusion. We have opted for 2700 high ceilings throughout the whole house. Allowed for 15 led downlights due to cost I will wire the rest in myself after handover. We are sticking with the standard facade due to budget and most probably standard bricks. Thanks for the reference on brick cost it will be very interesting to see if we are quoted the same as I have heard different prices for different people happens regularly. I also noticed we were charged an additional $500 for the extra 2 squares to cover flooring seems like a bit of a rip off when its a promo " free 2 squares " Would be great to go through the journey together and compare prices quoted and everything so we make sure we aren't getting walked all over. Do you have any pointers or tips on what we should be on the lookout for as we have the tender appointment in 3 weeks. First time for us so its a bit daunting. If you dont mind me asking how much was your house and land package and how big is your land.
