Not sure if it's the bank or the broker that's slow. Anyway, Coral won't issue us a start date until we have signed the final variations. We are still waiting for the variation (and costings) from the colour selection on 03/11. Coral are still waiting for paperwork from Beaumont tiles to raise the variation for that. Yesterday I also got asked to send signed variation 1 through to Coral which I had already sent through on 31/10! Feeling a little frustrated by it all at the moment. I could probably figure it out, but I'm suffering a migraine hangover so not firing on all cylinders ACC is authority to commence construction. I spoke with our broker today. The bank is dragging their heels but the broker can't escalate it with the bank because Coral won't give a start date. Still no sign of the variations from Coral. Can't say I'm overly surprised when it took nearly 3 weeks for each tender (and there were still errors/things missing!). I know once it starts everything will happen pretty quickly with the exception of the Christmas shutdown. I just get annoyed with being told things will happen on whatever day and then nothing happening. Fingers crossed they come through tomorrow. Sorry, rant over. For now, I will make do with popcorn and icecream. Mmmm, pretty sure I said something similar in our thread about banks, builders, brokers and councils etc. We never had a single tender that was totally correct, so many variations, luckily it was their doing so no cost to us. Without a doubt the most painful part of the whole process in my opinion. Same as you, fortunately no cost to us. Reassuring to know it's not just us! Apparently they are still waiting for Beaumont tiles to forward the paperwork to the colour checker. The colour selections are also with the colour checker and the colour checker is off today and tomorrow. So nothing will happen until at least Monday. But we are still waiting for the variations from the colour appointment. So that's 3 1/2 weeks since our colour appointment. Our contact person emailed me back today to say she is chasing it up. She also said that the area manager had checked the building approval and advised that a variation needed to be raised to suit the minimum floor level - the pad will need to be raised by approx 150mm. Apparently an estimator is supposed to contact us "sometime" to discuss this in more detail and the costs involved. I'm pretty worried now that we are being hit with extra costs. Should this not have been identified when we had the site survey done and included in the site works cost in the contract? It should, but there are too many possibilities as to why it was not detected, a stuff up is of course one possibility. Good news is, if it's 150mm of fill, it shouldn't be too expensive. My Noosa 23 Build - viewtopic.php?f=31&t=72782 Re: Coral Homes Modified Daydream 30 55Nov 27, 2014 3:14 pm Well it turns out there is a clause in the contract that states the following: FLOOD LEVEL REQUIREMENTS No allowance has been made should Local Council require the level of the building platform/floor slab to be raised to meet any minimum floor level requirements. If required, then all associated costs including imported fill, machine hire, survey to determine AHD levels, engineer's slab design fees, Local Council fees, drafting fees and administration fees will be incurred by the Owner. Most Councils restrict the issuing of information to Builders on minimum floor levels for houses in flood affected areas until a building application has been approved. This greatly affects the Builder's ability to foresee any extra costs involved in raising building platform/floor levels to meet Local Council's minimum requirements prior to submission of a building approval, therefore the Builder CAN NOT include such costs to raise the minimum floor levels in our fixed price site costs. whzzz28 Good news is, if it's 150mm of fill, it shouldn't be too expensive. Depending on how much of the site needs fill, around $2000 i would think. I had a mix of cut & fill on my site, at the apex it was 350mm to the front (fill) and 350mm cut to the back. That was $1500. But that's for a smaller house, and almost all of my land (for drainage purposes). So $2000 would be my guess. Off-white mortar $886 Caesarstone in bathroom upgrade to deluxe range 'sleek concrete' $93 Caesarstone in ensuite upgrade to premium range 'pure white' $236 Caesarstone in pantry & kitchen cooktop bench upgrade to deluxe range 'organic white' $220 Caesarstone island bench upgrade to 'organic white' $890 Tasmanian oak timber veneer to cupboards at back of island bench $174 Single undermount kitchen sink in lieu of standard -$70 Upgrade to Dulux wash n wear paint on internal walls $638 Upgrade carpet to gold range in bedrooms 2,3,4 & 5 $254 Acoustic underlay to timber flooring $640 Dulux 'aquanamel' high gloss paint to internal doors & woodwork in lieu of standard $174 Also had a call from the estimator about the costs to have the pad raises by 150mm - $3175. Ouch! After weeks of being told we would have a slab down before Christmas, it won't be happening. We should be issued with a start date prior to Christmas but works will start after. Bummer. I think it is something to do with it being less likely to go yellow over time. Sleek concrete is a mid grey concrete type finish. It's lovely! It's the bottom right sample in the photo. Building our first dream home in NSW Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13781 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
