We have been following this forum for a while now and have picked up some great info and tips so thought it was about time we started our own thread. We purchased a flat block of land 2400m2 in Hervey Bay in QLD. We decided on the Daydream 30 design with inspirations inclusions and made a few changes to the layout to suit our needs. Will provide details and costs of modifications later. Contract is signed and plans are currently with council. We are off to the Gold Coast to do our colour selections and Clipsal appointment next week. Any tips would be greatly appreciated. What sought of modifications did you do? For our external colours we saw a house Coral had on a pamphlet and we both liked the look so when we went to the colour appointment we just gave it to the consultant and said we want this haha It helps when some other houses have been built in your street in case you don't want to have all the same brick or roof colours. It is though your house so you can have what ever you feel comfortable with. My partner and i did take a few drives through the new estate and stalked a few houses going past slowly to look at their colour schemes and how they look. It can help as you can see how the mortar or brick has dried/aged and the colour change or if a certain material has not survived the weather and will need maintenance later on. Coral are pretty good with letting you know some colours that may discolour or what works with what colours during the colour appointment. I would suggest maybe going over what the range for your inclusions and items like plumbing fixtures and all that and do a bit of research before the appointment. We went to bunnings for a few hours and looked at lights and of course dulux colour wall. I also found out that you can go to the dulux website and search for certain colours and order an A4 size sample of that colour for only $2 each which may help choosing colours with all the samples together. If you need any help with NBN or any data/networking in the new house i'd be more then happy to try and help you answer them. Daydream 30 plans below: We moved the entrance to the study by the activity room. Switched bath/wc/laundry with bed 4 Removed bath from ensuite and changed layout Moved master bed window to rear and switched to sliding door Flipped kitchen around and removed a wall It's an older estate with a mix of brick of rendered houses so neither would look out of place but rendering is expensive up here. Can totally see why there are so many brick houses! Being an older estate we don't think we're be getting NBN anytime soon. We've looked at light fittings and after reading several posts on here have opted to go with the standard batten lights. Hoping to buy our own downlights/pendants and ask the sparky to fit them as a cash job. We had the foresight to include additional electrical and light points in the contract so we didn't get stung with Clipsal. Re: Coral Homes Modified Daydream 30 build in QLD 4Oct 28, 2014 8:37 am Welcome to H1 We do like our Daydreams around here I really like what you've done with the bedrooms - we were trying to do something similar with the kids' rooms and moving the study up near Bed 1 (we're building a 28), but we couldn't make it work with natural lighting and the orientation of the kitchen with the bathroom/loo. Doing down lights and pendants away from the builder is a great idea, just make sure you place your standard lights in a spot where a downlight or pendant will eventually be so you won't have to worry about plaster patch ups. We want pure white ceasarstone and I know it's not standard... Hopefully it's only part of the deluxe range because we have a huge waterfall island bench to cover!! Building our first dream home in NSW I'm pretty sure Pure White is in the premium range. We were looking at that for our island bench too but think it would be too costly with the large bench and waterfall edges. Also wasn't sure how practical it would be and how it would go with stains. Hoping to use Organic White which has a faint grey pattern in it. Our island bench is over 3m so we will have a join in it somewhere. Hoping that the join will be less obvious with a lighter benchtop. We're hoping to use Pure White in the ensuite - only a small area but depends on the $$. Will find out upgrade costs for that on Monday when we do our colour selections so will let you know. Got super excited, until the bill arrived. $2300~ for ~3m bench And i ended up paying for it. Check out Osprey if you don't want to spend any extra, it's the closest white color that is in the standard (no extra cost) range. It's not bad, and i am getting one of my benches in it. There's quite a few things there that were beyond our control. However, the sales guy did a pretty good job of estimating the price. We tried to include as much as possible to avoid additional costs coming out of our pockets later on. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13775 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
