We will be building our new house in a few months, now in the process of negotiating with the builder for a better price. Since this is the first time we are very anxious about missing something. Well my axiety gets worse when my builder doesnt reply on time. We havent even made a deposit yet but our builder doesnt seem to be answering our questions on time. If we send them an email they dont reply and after telling them the specific things we needed a hundred times, the builder still didnt mention anything to the contract. They are one of the well know names in the industry. I would ike to know if this how builders behave or any suggestions about changing the builder. Because if they behave like this even before we made a deposit, we wonder how it be after we sign the contract and made a deposit. Any suggestions and experiences will be really helpful. Suggest you state first up each time... before we talk price, have you included our requests for inclusions... otherwise we will wait... something like that. You could also try... we may have to look elsewhere it seems, if you aren't interested. Re contracts, read this and the specification before signing, particularly the schedules and the penalties for late payment and what the builder will pay when the builder is late. Did you know that the specification takes precedence over the drawings in VIC? They are obviously too busy. Also suggest you ask who is going to supervise your house construction and what are his qualifications. At least you haven't paid the deposit. They are a lot better now. I didnt know that specifications precide drwaings in VIC, I am not sure how it works in QLD but Ill enquire at a few places.
