We have been following few people who have decided to build with Coral Homes. We purchased our Land here on Central Coast on new development site called RidgeView Estate. We paid our deposit on the Land in April 2014 and the land in meant to be registered by end of November this year, but now we are told registration will be finalised by February 2015. (Fingers crossed)!! The Block we purchased is 601 sq m, 18.23m width with gentle slope. My wife originally liked the design of Coolum 23 that we were thinking to change the size of the plan somewhat as we want a house at least 26/28 squares. Since we been following other people that are building with Coral Homes in this forum especially JWBear, we falling in love with Daydream Series and Daydream 28 feels like the right size for us on our Block We have found everyone who is building with coral homes in this forum are very helpful and up front with their ideas and cost. We have not paid the deposit yet and we're really confused with the step by step process. As we will build at central coast we are dealing with the sales at Woongarah office and we been told the building price is increased every month and we need lock in the price by paying $1600 deposit. But how we able to just walk in a office without having the Preliminary estimate price for all upgrade and changes we want to incl or without knowing what the site cost will be. I dont think they should be asking us just to slap down a deposit so fast without confirming what the costs will be after all the upgrades/inclusions we decide to go for.!! We been following everyone here and especially the people who build with daydream series. The promotion with coral homes at the moment, is Carpet and Timber looking floors for $999 OR High Ceilings and Air Con in Homes with Designer Inclusions for Free! The sales consultant told us that promotion just for narrow lot and trying to push us into indulgence inclusions. To what I can see from other people in this forum who are building with Coral, sounds like they were including this Promotions even they are not a narrow plan of 26 squares or less. So can everyone who build with coral home to tell us their own experience from step by step before constrction start, how much is the site cost for you guys and which inclusions did you choose? JWBEAR, CRISTY AND PERCY 1, MELLYWILL Helpppppppp.........PLZ [url][/url] Re: Building Daydream 28 with Coral Homes at Central Coast, 2Oct 24, 2014 11:25 am Hi Congratulations on choosing the Daydream... unfortunately the process of paying a deposit first is so they cut out the "time wasters' so they don't have to spend time costing and drawing up plans etc to have you turn around and say you don't want to go ahead. But in saying that if you find a good sales consultant and you have an idea of your site conditions (e.g. soil class and fall etc) they should be able to give you a very rough guideline figure of what you are up against. If you have a look at my thread I think I included quite a few upgrade prices etc on there. We went with the indulgence inclusions and got the free carpets and tiles which was the promotion at the time for us. Good luck with it all, its a very exciting time but be prepared for a lot of STRESS attached to it all. I am not sure if I would build with Coral Homes again but that is my personal experience and opinion that we have had dealing with them. When I first started stalking there were two old threads and a couple of possibles and then it fizzled out. It's great that there are a group of us now who can bounce ideas and costs off. Anyway, onto your questions.... Yes, we were asked to pay the $1600 fairly quickly too, but our Sales guy was brilliant as we hadn't sorted our finances out yet. He managed to wrangle it so we locked in the price but got to wait another couple of weeks for our pre approval to come through before committing that money toward the soil and contour tests - meaning it was still refundable if it all fell through. Unfortunately they have no idea on site costs until they carry out those tests and that's where the $1600 deposit comes in. That covers those tests so they can give you a more accurate idea of costs. We were very lucky again with S (our sales guy) who knows the local area and soil types fairly well so his initial estimate for site costs (and everything else for that matter) was pretty spot on. We have made little changes to what we asked for in our initial estimate, but until you sign the contract you aren't locked into anything except the site tests. Therefore, I'd say it's a safe bet (clarify with your sales office) that you could say "We want the Daydream 28 with designer inclusions - no upgrades or changes" when you pay your $1600 and then decide whether you want indulgence or inspirations or whatever else is going on at the time, whether you want an extra room, upgrades etc etc. I know we made changes (although minimal) after we got our initial tender letter and it wasn't a problem and there were no additional charges. The variation charges start after you've signed the contract so up until that stage you are pretty free to change your mind over and over until you're happy with it. As for the extra promotions - they seem to change it every month or two. We managed to get ducted air for a small extra charge, the promotion before ours had free flooring, they've had free alfresco finishing etc etc. If they're telling you there's nothing at the moment I'd be skeptical and/or hold out. There's always been SOMETHING on with Coral since we started looking at the beginning of this year, but usually it's attached to the Indulgence package. I see that they have Elegance inclusions now, I'm not sure what that is - it's new since we signed. I'd ask more questions though. The general 'freebie' was worth around $12K with the Indulgence. Okay, so now for our process: We first signed and paid our $1600 in May. We've gone with the Indulgence range, which at the time was the mid-range package. We liked the upgrades in this package and weren't too fussed on the Chef's kitchen etc that was offered by the Inspirations. Our promotion included a choice of either ducted for $2500, flooring throughout the house or something in the alfresco (floor and ceiling maybe?). We went the ducted. As you know, we're also building the Daydream 28. We've made very minimal changes so far but we haven't signed our contract yet (tomorrow?!?!?) and therefore having had our colour and electrical appointment which will mean some upgrading (more lights/power points and upgraded carpets are definitely on our list as well as upgraded bricks). The changes we've made have been: - Decrease the garage by 2m ( ) due to block size - Increase size of beds 3 and 4 by 0.6m each - Provide slab for alfresco integrated into main slab - Provide window in master bedroom on back wall - Provide acoustic insulation to media room and study - Provide 1200mm cavity sliding door to media room - Provide wall and hinged door to study in lieu of square set opening - Provide 1800mm long acrylic bath - Provide floor waste to laundry including connection to sewer - Provide overhead cupboards to fridge space - Remove shelves from pantry wall for freezer - Supply an lay 'Bronze' range carpet (we'll be upgrading) - Provide floor tiling from standard range - Provide tiling for alfresco The total in our tender is $267 230.00 before we go to colour and electrical. If you'd like me to provide price breakdowns for all of this, let me know and I'll PM you. It might take a while though, weekends are pretty sports mad in this house and we have our contract appointment tomorrow morning just to add to the chaos! Site costs, including slab are around $25 000. This includes extra soil and contour surveys after our knockdown, piering, cut and fill (and we have a pretty flat block) and all the other stuff. The actual slab and piering is about $12 000 of that. That's for an M class slab and that doesn't include the BASIX stuff which is an additional $14 000. So look at at least a $25 000 - probably more - cost on top of the base price. Have you got an estimate at all yet? I hope all this helps - it's taken me ages to type out! Re: Building Daydream 28 with Coral Homes at Central Coast, 8Oct 25, 2014 4:25 pm Hi thebearof4, welcome to H1, we were in a similar situation as you, our land was supposed to be registered in April and we started the whole process with Coral in January. We also looked at other builders too but eventually settled on Coral in March but still took another month to sort out the actual house plan we were going to go with. We started with the Avoca series but ended up moving up to the daydream because we felt it better suited the block we had. Still ended up with the Avoca master suite though lol . Once we had decided on Coral Daydream 30 we paid the deposit so that soil tests could be done and site works estimated. Our block is pretty flat so we knew the site works weren't going to be anything to worry about and we had checked out the estate and knew the soil wasn't going to cause any problems either. Then we got down to altering and fine tuning the design to what we wanted and didn't want. We had the same choices as Mellywil did in the indulgence package but instead of going with the ducted air as they did we went with the flooring option as we thought it better suited what we wanted. All this took some time but then our land didn't actually get registered until July so it didn't bother us as we had the pricing locked in and got a lot of the messy early stages out of the way before registration so that when our land was finally registered we were ready to go, just had to wait on all the council approvals etc. It is going to take a while so use the time before your land is registered to get ahead in the process. We have gone through Steve at Catherine Field/Gregory Hills. They can't lock our site costs in at all. Still can't because we have a clause to do another soil and contour test after the knockdown. Fairly confident it will all be the same though so I'm not worried. Sorry to hear you got injured recently but I am sure you will cheer up by your smooth progress of the build. Daydream_build-welcome to the Coral family and can’t wait to see your thread. Hope you get a smooth progress all the way through. Now let’s me explain why we have been despaired and quiet down for couple weeks. To start with our land should be register by Nov this year but now has been delayed. The site work have not finish yet and the developer said could be finish all site work by end of Dec and get registered by late Feb next year. We was discuss our situation with the sales office at Woongarah and she tried to push us pay the $1600 deposit and told us if the site work able to finish Nov/Dec(which we are not sure) then they could do the soil and contour test on our land then they can lock in the SITE COST ONLY which she mean 4months by the time we paid deposit. But I was question her if the developer did not finish all site work by Dec or early Feb next year then that mean 4months running out we pretty much Lock in NOTHING?!! And still effect the price change on building cost? I asked her again if we could pay extra fee to lock in longer than 4months she told us they cannot and there is no point to do that either as the lock period for 4months won’t be written down anyway. I was confused and more confused so in the end we decide to wait until the site work of our land is finished then we can shop around to get accurate number on our site cost. The biggest worry for us as our land is gently sloping so that means we will need pay much more for site cost. We really need know an accurate figure of site cost on our land to make decision of which inclusions or upgrade we can afford as well as our total budget. We first walk in coral office by middle Sep which is the indulgence inclusion still on –the promotion is you can choose either option with solar power, solar hot water and termite resistant framing or color bond roof, steel frame and heat pump hot water system. The new elegance inclusions took that part out and replace the carpet and tile to main area incl or chef kitchen or ducted aircon for $2999 also 40mm vanity stone beach tops instead 20mm and extra high wall tiling (2100mm high). We are not so happy with the elegance inclusions as the indulgence inclusion have color bond roof and steel frame totally worth$8000-10000 has been taken off. For Mellywil and Jwbear when u guys said after you paid $1600 deposit and both lock in the price. May I ask how u able to lock the price with coral and how long they agree to lock to and are they written down the lock in period for you guys in tender or contract? Me and my husband are very confused in this part so we thought we do not know when our site work finish plus at the moment the promotion does not seem that attractive we rather wait to our site is finished then maybe lock in with them. Our site costs are still subject to change, depending on the new soil tests that will be conducted after we knock down. I've looked at the soil test results from when our current home was built 30 years ago and I'm fairly confident that the result won't change after the knock down. Our Sales Consultant consulted with Head Office after we paid our deposit because we were still waiting for the bank to give us pre approval (long story, but it ended up taking FIVE WEEKS). He managed to get them to agree to hold off on the soil and contour tests until we got the financial go ahead so if we didn't get it, we could have it refunded. This is not standard practice, I think we just got lucky. As soon as we got the OK for finances though, we moved ahead with the tests and have steadily (if slowly) been moving forward. As I said, I think we were lucky in being able to lock in the price for that extra couple of weeks without going ahead, but after that it was all systems go and we got the tender ordered which had the fixed price in it. We had our soil tests done before the land was registered so the whole thing could keep moving and as luck would have it everything just seemed to click into place as we went along. Council approvals came back about 2 weeks after the land was ready and from there we were good to go. Very lucky with that phase of it but we did take a while to sort out the final design of the house so that helped.
