Browse Forums Building A New House 1 Oct 21, 2014 2:47 pm hi there, would really appreciate advice/recommendations or perhaps a pointer towards other threads on the same subject my gf and i are looking to build on a rear strata in bedford (perth). the lot is 15 wide and 25 long. we would like to build a two storey in order to maximise garden space. we are going to have a single car garage but have room to have a car bay down the side. obv we're looking for a home that fits our block (which is quite challenging) and then we inevitably need to make some tweaks perceptions have one that fits nicely but they are at the cheaper end and i don't want to build a cheap house in what is quite a premium area of perth as it might impact resale value etc... our budget is AUD$300 - 380 for the house build. looking for a four bedroom (master + 2 upstairs one downstairs). any thoughts/suggestions hugely appreciated. i am sure i haven't given enough detail so please feel free to ask specific questions and i'll do my best to get the answers Re: Building a two storey on a rear strata in perth 2Oct 21, 2014 4:40 pm Don't forget to factor in the additional costs of building on a rear strata. The perceptions 2 storey home we looked at in honeywood was a base cost of approx 330k. Factor in rear strata premiums & finishings that will come to the top end of your budget. Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: Building a two storey on a rear strata in perth 5Oct 21, 2014 7:40 pm i kind of thought that having a single (albeit large one) garage and then a car bay, which would give us more space for a bigger cinema room or kitchen, garden etc... would actually make it more attractive to potential buyers the companies we spoke to say that double door garage aren't such a must have thing in comparison with the last 5 - 10 yrs, it's more about the open plan kitchen/living, room, decent sized backyard that attracts modern buyers, might not be true, i simply don't know. plus the shape of our block and having an eastment down the side of the house lends itself to that design on top of actually the cost of going with a design, let's say a perception home for $320K, what other costs should we be aware of? thanks again for the help Re: Building a two storey on a rear strata in perth 6Oct 21, 2014 8:10 pm If it's going to affect your design a lot then yeah I guess that would be best for your house, it just won't suit everyone. If $320k is the base price, expect to spend about $10k minimum at prestart, that's without upgrading taps etc, every change you make to the house costs, we added about 35k to our house in changes. Then you've got site works, maybe $20k upwards, hopefully less but best to aim around that. Building to have minimum setbacks from sewer mains of 2.50m to be clear. Or no closer than 0.60m with piles under foundations to below sewer main invert level (20.94m AHD).
