Browse Forums Building A New House 1 Oct 20, 2014 9:56 pm We have been going through this brick work, which seems to be really very very slow. Its been 5 weeks and we still haven't finished yet. Its only one brickie working and its 4 bdrm with 270 sq m of internal coverage. We have tried to advise our concern to the builder but they keep saying its normal. After all this time, they are still to finish the garage, partial of the living room and the front room which is the theatre with planter box on outside. What can we do in this situation? Is this really normal or I have been just too much anxious. Re: Average Brick work 2Oct 20, 2014 10:38 pm Hi Mchauhan, It probably doesn't matter how long the brickie takes, as long as he isn't holding up the roof truss installation in the garage and that sort of thing. One brickie is unusual and obviously will be quite slow compared to the normal teams of 2 or 3. The main thing is that the quality is good. The builder will make him hurry if it is likely that he is slowing down the critical path for the job, because then the job will run over time limits and the builder will have to pay you penalties. I hope you signed that the payment for late work equals the costs to you of what you will be paying (extra in rent) during the over-run. If you really think that the job will be late, then you might hurry the builder up if you remind him that the frame is not complete until the garage roof trusses are installed. The thing is that the building contract has 40 weeks ie 10 months but what I have heard everyone say including the company itself is that usually it should be ready in 26 weeks on an average. I guess that is the reason they are not very serious/concerned as they have plenty of slack time if we look from the contract perspective. The work seems to be good by all honestly so I am trying to keep myself happy that way. However, I did not understand the point behind roof truss installation in the garage? Does it mean the builder could carry on rest of the work as long as the brickie has finished that bit though he is yet to finish the remaining house walls? Thanks! The builder often gets to virtual lock-up before the brickies have done the garage, so the framing of the garage roof often lags well behind. They aren't supposed to pass the frame until the garage roof is done, but often the builder asks for frame stage payment because quite a bit of lock-up is already done. That sounds fair, but I will leave the decision to you. I wouldn't put it past some Building Inspectors passing the frame with a note but don't know if that is allowed.
