We have recently had our engineers report done on our block and have come back with an S soil classification and a C6 footing detail and have been quoted $62K. Does anyone know if this is a reasonable cost? I was reading about another lady in a suburb close to me and she has come back with exactly the same classing and has only been quoted $25K I don't understand why there is such a big difference in price. We had originally signed up to Homes Group WA but have recently changed companies. The new company has suggested we stick to the $62K budget but have not done any testing of themselves. They have allowed us to get the site works done independently as this may mean the cost could drop. If anyone has more info it would be greatly appreciated or if anyone knows a good and TRUSTWORTHY site works company?? We had a C8 classification (m) and our site works were significantly above your 62K on a completely flat block. We looked at doing the site works our self and while it was slightly cheaper there's not a massive saving to be made. I'm assuming a large portion of that cost is in the footing and engineering cost which the builder will actually do anyway. We got a separate earthworks quote and potentially may have saved 5k. We actually got a couple of builders to do their own site works estimates. We actually found that some things were left out of some of the estimates and it enabled us to work out what works were actually required and what we might get stung with at a later time (I.e subsoil drainage, extra storm water engineering etc). We had some companies quoting 50k cheaper, but failing to include some fundamental things in site work estimates. If I was in your situation, I'd be uncomfortable with a builder not doing their own site works estimates. It essentially gives them an open door to hit you with additional costs at the time of final contracts. I'd also suggest that you ensure your builders warranties around structure are sound. Clay shrinks and swells and it's not uncommon to have double brick homes with extensive cracking throughout the house. Good luck.
