Browse Forums Building A New House 1 Oct 18, 2014 12:46 am Well its been a very very long time coming but it has finally arrived and I have signed selected and sealed the docs. Here is the start of my build thread.
First up the facade The block is 15m by 48m with a slight slope from front down to back. Orientation is North is in the front left and south in the rear right as you face the house. Ground Floor layout. Front of the house is 31c and then it increases to 38c for the rest including alfresco. The front garage is a drive through to the rear triple and the rear garage also has a sliding glass door to allow dual purpose as a giant man cave. First Floor layout. The ceilings are 32c throughout. I will most likely have attic access in the first floor study and in the triple garage. I have all the internal layouts as well but won't bore everyone at this stage. I have been planning this for about 3.5years at this stage and excuse any design faults as this was completely what I wanted and for my family. I appreciate that it is not everyone's cup of tea but it incorporates what I wanted. We really wanted usable space that allows privacy for all if needed. I will be adding more as the days go..... I think it will flow nicely, for me I needed side access to the rear and a ground floor bedroom that can be comfortable for guests that come or me when I am older. I did look for a long time and heavily modified an existing plan which took a year and then I scrapped that and drafted out the current plan sucking in all the knowledge and feedback from this forum. In hindsight I should have put in a lift but I had to draw a line and start building and a lift would have meant major changes. Hehe guess I will just need to stay fit (ish). Love the master suite, another toilet door in ensuite fan I see I don't think you'll need a lift. Residential lifts are horribly slow too. You could instead get one of those chairs that go up the stairs, what are they called? The exception was the passage leading to the upstairs bedroom on the right. Because the bath and powderoom was not attached I used a lockable slider to allow the area to function mostly as an ensuite. Well today I will transfer the deposit to the builder and strap in for the ride. Managed to get the rain showerheads I wanted over the weekend so very happy about that. It's always a little nerve racking as I did not really show much if the plan until the contracts were signed. Certain layouts for the kitchen were vetted but not much more. Presently I am waiting in timing if the pad as the next door Neighbour is demolishing their house around the same time as the planned pour. Don't want overlaps. Just so that you know all is not stress free I have not posted the finishing yet as I am still trying to manage the sticker shock of stone cladding and dealing with floor coverings. Best regards Mark Re: Mark's Family Home Build Thread - Slabbed 10Nov 22, 2014 10:26 am Well its been a little while but I happened to be down in Perth and stopped by the block to see if anything had been done. Well the pad was all formed up and the lads were just about to start the pour. After querying the garage wall footings the supervisor re positioned them to the correct spot (i could tell they were wrong as they were 300mm from the boundary and its a boundary wall). As we did not expect to stay so long I had to pop back with my mother for a quick comfort break. It was pretty warm on the day as no shelter so I made a big box of gourmet sandwiches for the crew. Raided mum's fridge of all the roast pork and steak etc.... Took the food back and expressed thanks to the crew and said I appreciated the hard work they are doing. They said that it was very nice to be acknowledged and then they said you won't have to worry about this slab. I queried the thickness of the slab and the young chap said it was meant to be 100mm but it was a lot more based on the amount of cement used. On the day they said they used 40 cubic meters of concrete. I was worried about evaporation however they sealed the slab with some sort of retarder. The next day was 40 degrees followed by showers. Before I left I went back for a final look and there were no cracks or anything with only one chip at one corner which my uncle said was fine. So exciting...... Bricks should be there soon if they are not there already. I have some queries around window sizes and measurements that I need to be reconfirmed as I don't understand or have concerns. The side near the theatre will need clearance for walking so I guess it will realistically be around 4100mm as well. What are peoples thoughts.
