My last house the bricks got taken away and presumably used elsewhere. In fact the non visbible bricks around my slab were built with someone elses bricks, which I like more than my own. I reckon they were much more expensuve. But alas mine got delivered a bit later and that is what you can see. These days however with drop beam slabs you couldn't do that so who knows. As for cladding, again may get used elsewhere or binned. You really need to talk to your builder and see what they will leave for you. Re: Rawson Homes - Seaview 36: Brickies are here!! (Syd) 87Oct 18, 2015 8:41 am We have our pre-lining building inspection tomorrow morning and figured we go out on site to have a little look around. We noticed there seems to be some rectification work going on around the splash back window. Anyone have an idea of what's happening? Looks like they've propped up the wall and they've changed a row of bricks on the top of the window. SS didn't advise me of any issues, so I'm curious what's up. All in all he was happy with the build and the report said the work is mostly satisfactory and the inspector actually said the bricks are some of the better work he's seen lately... however there were a few things he would like to see resolved before the build progresses. They already installed most of the insulation into the walls and I'm told by the SS that the plasterboard arrives on site next Tuesday. I'm meeting up with him next Wednesday to go through everything on site. Do you guys have any recommendations on how best to approach these types of situations? How do I ensure the issues get looked at and are resolved? * The site was generally unclean and needed to be tidied up. * Kitchen window splashback was installed at incorrect height and the builder has since rectified it however the window sill needs adjusting as there are gaps now. Packers shouldn't be required so it raises the question why they are being used? Speaking from experience, what we did was raise our findings as issues in an email in bullet points with pictures. They were acknowledged by SS. Some were fixed, some got carried over to the next stage. This repeats for the next stages until you are left with issues that are still not fixed until PCI. This was our reality. You can push as hard as you can but in the end it's outside your control. All the major issues we raised as early as frame stage we did not get answers until a week before walkthrough until we demanded to speak with our SS's manager. I'm not convinced our efforts paid off as we still ended up with delays after delay. What i'm uncompromising now is the quality of the build which i have made very clear with SS's manager. At this stage we've just discussed it and I've issued them a copy of the report to review. I will definitely take your advice and email them bullet points with pictures to support the issues raised. I just hope the major issues are resolved. realistically, we're ok if the awning windows to the dining stay in lieu of the fixed windows. Likewise the full wall in the ensuite as opposed to a 900mm feature nib wall. But where I don't want to compromise is things of a structural natures. If it shows as type AAW then they have installed to plan, if not then they are wrong so get them to fix it. Fixed should be AFW. If they have installed what is in the plans then not much you can do. Also do you prefer awnings over fixed? Likewise with the feature wall and the location of the plumbing, again what do the plans show? Rawson's plans are very detailed when it comes to where plumbing and fixtures go in bathrooms. Re your other issues, your post wasn't all that clear. If you are happy with awning windows then just tell them it is wrong, but don't worry about fixing it. Everything else send them an email with the report and ask them to address the issue by fixing them or explaining to you why they don't think they are issues. I met with my SS on Friday morning to go through some of the findings with the independent building report. Most of the issues raised had already been resolved and/or in the process of getting fixed, with only a couple due to be fixed at a later stage. Most importantly, the wall straightening, re-tensioning and rectifying the half wall nib in the ensuite were resolved before the plasterboards started going up. The contractors doing the balcony were also on site that Friday and we now have a balcony, minus the rails and glass. Plasterboard contractors started work on Saturday and within 2 days have basically got all the plasterboard sheets on the wall and ceilings completed. They put in a 10hr day on Saturday and back at it on Sunday so I didn't hesitate to drop of a slab of beer to the boys. We have the kitchen contractors booked for the 9th, then stairs booked for the 16th... It's all moving along nicely. The SS did say that it required 2 rows of bricks above the sliding doors but not sure what exactly they're going to do with the rest. Do the eaves sit on top of the bricks? The brickie has to come back to fix up the splash back window as it was installed too low, so they've since adjusted the height but there's a 30mm gap now. The window sill have to be moved up to reduce the gap.
