Good luck with that rare commodity, maybe you have some to spare no spare hahaha ... actually I'm running on none .. but keeping my chin up and distracting myself by looking at other homey things that will need to be done. still thinking about insulation for internal walls, strategic positioning of future security cameras, lighting ... giving up on landscaping as it is too much of a mammoth task .. just stuff to make the house livable. Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutter 370Apr 16, 2015 8:13 am deluded giving up on landscaping as it is too much of a mammoth task I just felt the need to quote this, and nod with vehement agreeance. The better half & I both work behind desks, so can only stomach about 4 hours' worth of dirt-moving & digging into clay & hand-tamping road-base for pavers ... arms still a bit sore from Sunday. Yours is looking good BTW! Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutter 371Apr 16, 2015 10:14 am hey it's forg! let us know when you have updates on the landscaping efforts You are striking fear into me as landscaping is the task we need to do soon after we move in. At least the hard landscaping! Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutters 372Apr 16, 2015 6:54 pm Landscaping is hard yakka. I'm with you Forg, sitting at a desk all day does nothing for your gardening stamina:) leave it to the professionals I say.

Awesome brickwork. Sorry, no advice for your fence, but I'm sure you'll sot it out Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutter 374Apr 16, 2015 11:27 pm Forg deluded giving up on landscaping as it is too much of a mammoth task I just felt the need to quote this, and nod with vehement agreeance. Yours is looking good BTW! Same for me .. desk jobs and physical work are polar opposites! .. but that's what youtube and kennards hire comes in if DIY is more your thing. I said in some post the investment you need to make to purchase all the equipment to do 1 job and the expense of this equipment is really a poor investment. If you could pay yourself and work out the hours spent including equipment purchase or hire and also time lost ... if that's about the same as paying someone to do it for you in a shorter time then I would rather pay them and enjoy the fruits. Not that the budget can stretch that far at this stage haahahah, I am hoping to get roofs down as quickly as possible as the frames are getting a little black from all the rain and sun and environmentals .... I really don't want any sort of mould build up as the original house has left a permanent sensory trigger that I am unable to shake off ... might have to check your time line again forg to see where I am at and when I can get keys to move back into the house Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutter 375Apr 16, 2015 11:32 pm TomCat Looks fantastic! Awesome brickwork. Sorry, no advice for your fence, but I'm sure you'll sot it out thanks TC .. yeah I'm still in 2 minds about the fence ... Modular wall is definitely locked in for the side of the house, just not sure about the front now and I've been doubting myself for a number of weeks now. with the modular walls there's the added cost of painting and everyone knows a painter is not cheap! Unfortunately, I wouldn't have been able to keep the original wall as it was the old federation red bricks and it would just clash with a brand new house. Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutter 376Apr 17, 2015 1:18 am Couldn't you of painted the federation brick wall! Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutter 377Apr 17, 2015 1:22 am Building4my3tots Couldn't you of painted the federation brick wall! yes and no ... it wasn't really that good looking and the prior owner had drilled hooks and had wires etc...plus it was graffitied there was some vine type plant as well that just kept growing even after trying to trim it to just the trunk. if I had kept it we may have looked into removing it after the build which would have costed a bit for removal anyway Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutter 378Apr 17, 2015 1:26 am I would of thought rendering and painting it would of been the cheaper options, and also stronger option regarding material used. From the sounds of it your modular wall will be graffiti too since you have the corner block. I wonder if you can paint it black? I wonder if you can paint it black? had thought about it for a long time but the look even after rendering just didn't sit right with the rest of the house ... we wanted posted and wall, while that was just a wall ... there are paints from dulux that are graffiti resistant (can be cleaned off if it was painted smooth) but this one is on the back burner as there are other items higher up in the list Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - roof & gutter 380Apr 17, 2015 8:55 am That's cool regarding the graffiti proof paint! Will they wait till the timber is completely dry before the put the gyprock in? I think you might need to suggest it it get an industrial fan/heater to dry out the timber, wouldn't wait mouldy insulation and the smell!
