We have visited few display homes and short listed 3 builders, Clarendon, MacDonald Jones Homes and Hallmark. We have got three quotations from those builders and there are no big variations on pricing (around 10k). Our block of land has got around 3m slope front left to right back. Block size 400sqm with 13m frontage. Soil class H1 We are thinking of building 2 story house. Hallmark Homes: Pinnacle 278 Clarendon Homes: Paddington 29 MacDonald Jones Homes: Pacific 29 Our design is subject to QLD small lot code (Newly introduce by city council) Therefore we had to alter the existing plans to suit to that. More detail - level block, standard size, slab floor, etc. Plus you could search for site costs I search below your article. I had a quick look through and there are at least 2 threads recently. Will be quite costly as you will probably need upwards of 30m2 of drop edge beams (see http://www.anewhouse.com.au/2013/07/drop-edge-beams/) which can cost $500-$700/m2) just to get a flat slab. It is really an eye opener. Please find following items which are quoted by project builders for our block of land, - Provide an allowance for cut and fill to create a flat building pad I.L.O standard : 2,000 (3m slope, 1.5m cut and fill) - Provide for an allowance for a slab to suit an 'H' class soil I.L.O standard 'M' classification: 5,000 - Provide for removing of spoil from service trenches and replacing with gravel: 1,900 (this only by Clarendon) - Provide for onsite management costs associated with a tight block: 2,500 by Clarendon (Hallmark and MDJH is around 800-1,000) - No allowance for piering to underside of slab: notation (Clarendon Mentioned that if there are No uncontrolled fillings by land developer Clarendon may no need to add any additional piering related to cut and filling) Retaining wall: I have got quotation from few retaining wall builders and cost is around 18,000 - 20,000 (we are going get more quotation on this one and hoping to get it around 16,000) I found out that most of time site cost is unfavorable to customers and builders try to get most profit out of that (online search) If someone could able to share their experience about the site cost on a slope block would be really appreciate.
