Browse Forums Building A New House 1 Oct 07, 2014 8:56 am Hi, I'm looking at doing a demolition and new build on a narrow block in Brunswick, Victoria. It would be my first home and I'm sure there's an enormous amount I don't know that I dont know about doing this. It's a long block that runs from a street to a laneway and I'd look at building two townhouses back to back on it, but I'm worried it might be too narrow. It's 6.7m wide on the street end and 6.3m on the lane end and about 30m deep. You'd have to keep a run down the side, which is about 1m wide, so i'd be looking at a house width of about 5.5m. I'd be grateful for any advice on whether this is possible and if there are builders out there who can manage such a narrow build. Thanks. I think your best bet is to either use the online filters builders have to see what plans are suitable for your blocks dimensions or discuss directly with a builder. Cheers Re: Narrow lot 3Oct 07, 2014 11:32 am A mate of mine was considering buying a similar-width block in St Leonards in Sydney, and because I was in the office on a Sunday I got distracted with looking for standard project-builder designs which would fit ... Anyhoo, I can't remember whether the builders were national, but I did find two. However - only two. And that was for a single dwelling. Have a trawl around the builder's websites by all means, but I think a custom build would be most sensible for a block of that size. Re: Narrow lot 4Oct 08, 2014 9:48 pm Hi Novicebuilder85, I know a little about design. A few tips from me would be make the most of the north aspect and failing that the east aspect. If possible design around a more-or-less central side outdoor area and use living spaces as corridors if not too lacking in privacy. Is 2 storeys an option? / Party wall? Car access? If 2 storeys then suggest stairs are fairly central if possible... and work out your minimum room sizes. Good luck and architectural draftspersons should be on reference if possible if you want a good design, cheers Leonardo_23 Thanks again for this information. If you do hear anything different, would be great to know 4 8242 dimensions on your original plan are inconsistent and with accurate dimensions (including site plan, upstairs and down) i could make a proper scale drawing with furniture… 3 7515 So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point. I'll drop by over the weekend to get… 5 27701 |
