Did you have to pay for the BUSHFIRE LEVY? thank you Hi, You're probably best to ask that question here: http://forum.homeone.com.au/viewtopic.php?f=31&t=64565 Also, you can search the entire forum as usually most answers (unless specific to your build) have already been answered. Cheers and welcome to the forum. Re: hi everyone 4Oct 06, 2014 8:37 pm thanks joea where about are you building?and how is your experience so far?thnx again Re: hi everyone 5Oct 06, 2014 8:44 pm melvinglenncallejo thanks joea where about are you building?and how is your experience so far?thnx again Building in Merriefield Estate, Mickleham. So far so good. A lot of mixed feelings though, some parts have been great and some parts not so great. Need to stay on top of everything but I think that is the same with all builders. You can read some of my experiences so far wit PD throughout my blog. Good luck! Re: hi everyone 6Oct 06, 2014 9:13 pm yah i know and thats our dilemma as this is our first build , joea did you have a finance broker?and which bank did you go?ciz we use a broker and he applied us in westpac but weve been devaluated by 20k on the house!thanks again Re: hi everyone 7Oct 06, 2014 9:19 pm melvinglenncallejo yah i know and thats our dilemma as this is our first build , joea did you have a finance broker?and which bank did you go?ciz we use a broker and he applied us in westpac but weve been devaluated by 20k on the house!thanks again One piece of advice I can give is to hire an independent inspector. Gives you good piece of mind. We initially had a broker through aussie home loans (suggested CBA) but we managed to get a better deal directly through a bank (bendigo bank). Yea I really don't understand valuations. Even within the same estates with similar sized homes some people have no issues where as others get low valuations such as yourself. Re: hi everyone 8Oct 06, 2014 9:22 pm i know 20k is a big bucks especially now that weve just got a newborn baby and my wife is on mat leave, who did you use as a independent building inspector? were planning to get New home inspections!thank you Re: hi everyone 9Oct 06, 2014 9:32 pm melvinglenncallejo i know 20k is a big bucks especially now that weve just got a newborn baby and my wife is on mat leave, who did you use as a independent building inspector? were planning to get New home inspections!thank you Agreed. We chose Darbecca. Initial feedback is that that they have been extremely helpful over the phone. I heard NHI are good too, as user 'Jasdan' on here building with Waldorf is using them. Might want to ask for some feedback. Re: hi everyone 10Oct 06, 2014 9:42 pm thank you for the infos joea much appreciated.ill just ask again some other time!thnx Re: hi everyone 11Oct 06, 2014 9:44 pm melvinglenncallejo thank you for the infos joea much appreciated.ill just ask again some other time!thnx Pleasure. If you have some spare time, you should start a blog or build topic. It's a great way to share your experience and get advice at the same time. Cheers Re: hi everyone 12Oct 14, 2014 9:43 am hi joea are are you building with bermuda by porter davis?becoz i see abhie's post that she paid 1000 dollar for her griffith rendered ,but we pay for 1,888 dollar for our ferndale facade,a bit annoying!thank you Re: hi everyone 13Oct 14, 2014 10:07 am melvinglenncallejo hi joea are are you building with bermuda by porter davis?becoz i see abhie's post that she paid 1000 dollar for her griffith rendered ,but we pay for 1,888 dollar for our ferndale facade,a bit annoying!thank you Hi, No I'm building the Dunedin sorry. Re: hi everyone 14Apr 03, 2015 2:17 pm hi joae ive read ur blog and we are too are worryng because they already started the framing last thursday and were getting out own inspector to check on the frame, were goin to get darbecca as he is popular to those people who build their houses!who is ur inspector if u dont mind me asking?thank you Re: hi everyone 15Apr 03, 2015 2:21 pm melvinglenncallejo hi joae ive read ur blog and we are too are worryng because they already started the framing last thursday and were getting out own inspector to check on the frame, were goin to get darbecca as he is popular to those people who build their houses!who is ur inspector if u dont mind me asking?thank you G'day, Unfortunately, this is the reality of building. The industry is filled with incompetent tradesmen. What annoys me is the people that sign these stages off. Yes we are using Darbecca too. You are in good hands... Well at least with the inspector. Sorry to say! Re: hi everyone 16Apr 03, 2015 4:38 pm i know because we just want a fair fight because its our hard earnd money anyway, thats why i keep on telling to my wife that were not going to sign any invoice if they wont rectify the problem that inspector spotted, because once they get the money we were nothing to them sad but thats the reality were just a NO!our SS Told us that the frame should be ready to inspect by thurs, joae how much did you paid for darbecca?because weve got a package deal which include framing, lock up,final inspection and were paying them $1,450!thank you joae hope everything is goin to be ok in ur favor! I agree. You need to be firm with that. They will of course rectify things eventually especially if they do not meet certain requirements. What I've just found with my build is that unless it's in writing or followed up things promised verbally are not implemented. Yea we paid the same. No worries, it will all get sorted I'm sure. PD have been great so far. Re: hi everyone 18Apr 03, 2015 5:16 pm so is it possible for us to be present while the inspector doing his inspection or he will just sent us a report thru email?the problems need to be rectify are we the one who is going to give to our SS?and hiw do we know thats been rectify joea is inspector coming back to check on it?sorry i have a lot of questions!thank you so much for your help! Re: hi everyone 19Apr 04, 2015 4:13 pm melvinglenncallejo so is it possible for us to be present while the inspector doing his inspection or he will just sent us a report thru email?the problems need to be rectify are we the one who is going to give to our SS?and hiw do we know thats been rectify joea is inspector coming back to check on it?sorry i have a lot of questions!thank you so much for your help! Sorry I missed this post. Yes you can be present as long as you let them know in advance. I think it's probably best to let the inspector do his thing though. I went because I was interested but stayed off site while he was doing his checks. Didn't want to distract him with questions galore! You will get the report via email. For foundation he will need to get things rectified there on the spot before the pour. So he will call the slab supervisor and ask him to ask the labourers to apply any agreed changes. The inspector is actually not allowed to ask them to change anything directly but they generally fix whatever he marks with paint straight away. Inspector won't come back to check unless you pay. You will need to send the report to the SS and BC formally requesting the items to be rectified then checking them yourself. Re: hi everyone 20Apr 04, 2015 5:40 pm hi joea,so after the inspector write all the things shoul be rectified and we will give it tonour SS and literally were the one whos going to check them if its been rectified?so the package that we choose does it includes the brickworks?so hows your build so far?thank u for ur advice |
