Have had a custom plan drawn up and want to know if there are any flaws with the plan. Please feel free to make any suggestions or changes you think are necessary. Door on bed 2 could be switched around to be the same as bed 3, thus making both WIR's bigger. Activity room is a bit of an odd shape...have you thought where furniture will go? Doesn't need to be an extravagant bath, just a small 1600mm bath would do the job, and could be a deal breaker in years to come when you move on elsewhere. We've put a bath in our main bathroom, even though it will never get used, we put one in for future resale value. The Media room is too squarish to be a theatre room, and unfortunately too push it further out to make it longer will add costs. It's close to be too narrow to make it any narrower to improve its shape. I would not get double doors to a theatre/media room, due to sound leakage, which would be worse if you had've gone for cavity sliders. Do yourself a favour and put a solid door in there instead of the usual hollow core doors so often fitted. Don't forget the accoustic insulation in the media room walls. Both the dining area and activity room are thoroughfares, so it may be difficult to place furniture. Which way is north on your block? Im assuming along the living room with the kitchen on the south, with no west facing windows. Maybe consider more north windows in the living area, rather than the recess.Consider which windows will be open in summer for breezes, your kitchen windows may not be the best windows to have open as they can blow out gas cook tops etc. how much room from the back to the boundary? Might be weird having a backyard with no windows on the facade.
