Browse Forums Building A New House 1 Sep 27, 2014 11:45 pm Hi this is my first post. i am building house with a small builder in melbourne. According to plans the garage wall is on the boundary of next door neighbours. Our house is in fixing stage. Today i went to check for fencing and noticed that garage wall is about 3-4 inch inside the boundary whereas on plans it is right onto the boundary. Due to this the front and back fence now does not join tongarage wall( which it is supposed to do). What should i do ? Re: Builder varying construction from plan 2Sep 28, 2014 12:37 am Hi drnouman, If the fence is in the correct position, the boundary is where the palings meet the rails. Sometimes the draftsman states that the house is on the boundary (in which case the gutter must sit on the top of the wall or there must be a parapet boundary wall of the garage - see the elevations). If the draftsman draws the garage gutter sitting just outside the wall of the garage then the distance is usually 150mm from the boundary to the wall - see elevations again... this is the most common scenario and looks aesthetically pleasing from the (I assume) front... hope this clears up your dilemma. PS: The fences do look fairly ordinary in this latter more commonplace situation. Leonardo_23 Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 20194 How are you doing Ben? Extremely interested in hearing what you are doing or plan to do! 12 15089 |
