Browse Forums Building A New House 1 Sep 27, 2014 5:52 pm Hello all, After lurking in the background for a couple of weeks, I have decided to join up as my plans to start building gain momentum. I am a single, male, 26 year old, so have to build within my means as I don't have another half to help pay it off I have purchased a 794m2 corner block in a quiet new estate in Proserpine, QLD and looking to build in the next few months. I have already selected the builder and the house plan which I have made several alterations to. Most of you will not have heard of the builder before - Moloko Homes, as they only build in the Whitsundays. They are probably the biggest local builder with a very good reputation. This is the floor plan I have come up with, based on their Gloucester design (http://www.molokohomes.com.au/our-desig ... CZcXvm1bYh). I made quite a few changes - see plan below which I developed by myself online: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Dale House 2 by Dale Mengel, on Flickr Room dimensions as follows: Master - 4.92mx4.6m Bed 2 and 3 - 3.06mx3.2m (not including robes - a bit on the small side, but suitable for me) MP/Bed 4 - 3.8mx3.6m Alfresco - 9.73mx4.2m (increased width by 1m from original plan) Garage - approx 5.8mx5.8m (a bit on the small side, but rather put the $$ into extending the alfresco) Bath - 1.92mx3.13m Kitch/Dining/Lounge - 4.65mx10.53m Total floor space - approx 240m2. Total price about $319,000 (includes turfing, fencing, double gates and one single gate), which is about $10,000 under my budget, so I have a bit of leg room if there are any unforeseen extra costs. North is at the top of the screen, which puts the alfresco to the South - good because the S.E. trade winds will cool things down in the summer and that is where my "backyard" will be. I have already moved the laundry into the garage to maximize space, moved the master bed down a few metres, turning the ensuite and WIR 90 degrees, added 200mm onto Bed 2 and 3 and added a secondary entry/exit to the north of the property so it can be accessible from both street frontages. Are there further alterations you would look at making? Bearing in mind I don't have a great deal of leg room to move budget-wise. A soil test was taken for the vacant land by the previous owner - Class S so won't be any extra costs for slab - will probably engineer slab based on Class M regardless given it is included in the price. It is coming along well, I am up to the framing stage, but that wont happen until after Christmas. They finished all the blockwork though!! I should start my own build thread, will get there one day! Has been a real stuggle, though I hope that the build will be cruisy from early next year. Make sure you post up your plans etc when finalised! Yes, it will be difficult over the Christmas break driving past the block with nothing happening, but they need their holidays! I am hoping for friends and family to chip in some things like kettle, toaster, etc but of course I wont expect them to give me anything (it would be nice though!!). Mum wants to buy my bed and fridge, so I will probably spend my money on getting the alfresco up and running. Being a guy, we love our outdoor areas with bbq, pool table, tv and all that stuff! Some gift cards would be a perfect present - able to buy what suits your tastes! Otherwise you end with some hideous looking stuff that people buy for you :p At 26 I had to make the move to get my own house, I just keep telling myself that the debt will be worth it I am going to go out on a limb and assume you're a female given the shoe shopping?
