We have the temperzone 23.5kW unit, model no OSA235RH check out pg 17-25 of this for the calcs... bit long winded but worth working through. http://www.airah.org.au/imis15_prod/Con ... on_3-2.pdf Or a shorter version which gets to roughly the same result is: http://www.fairair.com.au/Calculator.Noise.aspx and this: http://www.epa.nsw.gov.au/resources/noi ... 27NGLG.pdf So to summarise (all in our opinion... we're not lawyers and have not had independent reviews of any of the literature we've read... we recommend you read the 3 guides in the links above to form your own view) - the POEO Act and Noise Control Regulation which cover noise emissions from air con units, along with council guidelines (per the epa link above) and our unit cannot be run at night (or it can, but our neighbours then have valid grounds to complain to the police/council which could result in us being issues infringement notices etc), and during the day it's also possible that the unit could emit a noise level sufficiently in excess of the ambient noise levels to be seen as 'offensive', resulting in our neighbours having the same right to complain and have it shut down. It's around 6-7m to their children's bedroom. The fence is of reasonable quality although there are small gaps in it. They could have voiced their concerns at that point. I know its not ideal and you don't want to have any neighborly dispute... But ultimately we still feel like we should be sold something that complies with council regulations and allows usage at all times.... We tried to upgrade our unit and somehow in the rush to shutdown for Christmas break they mucked things up and we ended up with the same model as sydneyalkirabuild. We were told when our plans were being drawn up that we couldn't place the unit up the side of the house near the neighbours due to the noise restrictions and that it had to be placed at the rear of the house, lucky for us we are on a corner block and the unit was able to be placed on the street side of the house. I'm also on a corner block but the air con is on the neighbour side of my house.. my unit isn't as large and last time i checked the noise output is within the allowable limit. what floor plan did you build? Alkira agreed to put a lead jacket around the compressor and fit louvres to the fam so that should help... We will see once it's all fitted but at least they covered the cost after a great deal of pushing on our part. It's almost the same except for the last couple of letters and obviously this makes a big difference with the noise factor. We ran ours the last two nights, it sits just outside our theatre room and below our sons bedroom window on the first floor. We really can't say there was much noise from inside the house. I'm glad to hear that Alkira have attempted to fix the problem for you sydneyalkirabuild and hopefully it will do the trick. Deluded to answer your question we built the Elyse and it feels surreal to be in. Like you we experienced some long delays with wet weather and 9 weeks of brick laying. But some how after 30 days of extensions they were able to deliver the house to us almost 2 weeks early. We're very happy with the finishes throughout the house. During our walk through we brought to the attention of our SS things that were unsatisfactory; bad plaster joins, crooked corner in stairwell, badly lacquered stairs and squeaks on the first floor. All of these issues were addressed and rectified without question. Things we're not happy with are the appliances, we tried to keep costs down and went with the items included in the tender, with the exception of the oven and cooktop. After all they are ilve and you expect good things from good brands. Well in our opinion they are all rubbish. The range hood is small and useless it hardly has any sucking power. The microwave is extremely small internally and the dishwasher can't even fit a bread and butter plate on the top rack and a dinner plate on the bottom, its one or the other. We've had 4 dishwashers in the past from kleenmaid, electrolux, bosch and miele and never have we come up against this problem before. Can't wait to replace them all. I must say we have had our moments with Alkira, it wasn't all smooth sailing but we couldn't be happier with the end produce and that's what really counts. Whatever came out best in the categories she was looking-at were what we ended up with, and the only problem I've found so far is that the clock in the oven is a bit fast so it gains about a minute per week on the microwave. It's all Electrolux except for the Samsung microwave, the model numbers wouldn't mean anything to someone buying now because they change every 9 months anyway ... but I think Choice was worth the cost.

We had the same, everything had been superseded; in fact the ordering guy at Alkira was happy to order a cooktop more expensive than the one in our contract but which oddly had a lower spec, but my better half found one which had the same specs & was cheaper. It might prove that you'd do well to check what they actually order in the end, but it also proves they're willing to accept that things might go up in price & honour the original agreement.
