Bit of steady progress, and some positive news ahead, along with another letter from the owner.... enjoy and have a great Christmas. http://sydneyalkira.blogspot.com/2014/1 ... dec14.html Re: Alkira Homes Elyse 15 Sydney Northern Beaches 42Jan 24, 2015 11:13 am Hi, Here's the latest on our build. Some good progress which exceeded expectations. Also a few pictures. Coming along nicely now, and almost on the final build stage. http://sydneyalkira.blogspot.com/2015/0 ... s-due.html Enjoy Re: Alkira Homes Elyse 15 Sydney Northern Beaches 45Jan 24, 2015 4:23 pm Hi, thanks DG. The splashback was chosen through Kitchen Culture. The colour per the plans is gunmetal glitz. It's actually just gone in over the last few days, but no pics of it yet. Matches pretty well at the moment. The big test will be when the flooring goes in! Re: Alkira Homes Elyse 15 Sydney Northern Beaches 46Feb 08, 2015 6:22 pm Hi. Link below to the latest update. More underwhelming performance by Alkira unfortunately. Pretty much nothing has happened since the last update two weeks ago... http://sydneyalkira.blogspot.com/2015/0 ... mmmmm.html Re: Alkira Homes Elyse 15 Sydney Northern Beaches 47Feb 09, 2015 7:28 am Hi, just found your blog and the place looks great. We are currently in council with a modified Olivia to be built in the Hornsby area. We have taken a long time to get to this point (tendered in May ). We have found the communication hit and miss at best. I look forward to your future progress and fingers crossed you can get in asap. Cheers It would take a complete nutter to build a modified Olivia! Was the communication hit & miss or the process really slow? I ask because we found communication to be brilliant compared with our experience with Rawson; progress seemed to be glacial, but we were being told what that progress was really regularly, so we knew something was happening the whole time. Re: Alkira Homes Elyse 15 Sydney Northern Beaches 49Feb 10, 2015 9:41 am Probably certifiable. It has been a long process so timing is an issue. Especially after so many show homes and online plans finally settling on a design and builder that was flexible. My biggest issue is relating to asking a direct question and not getting a direct answer. I will say that some of the people have been excellent. This is the 2 second new build so I'm judging against a very slick experience albeit in 1998. The blog covers this in detail, but basically we were led to believe repeatedly that the build (and associated contract end date) would be around 10 weeks faster than it has ended up being. However, once we signed progress has been steady and in line with the contract. Communication is pretty poor, although it depends on how you view it: - I think we've had 1, maybe 2 proactive updates in the last year, where Alkira contacted us to tell us what was happening next (i.e. not a response to a request for an update or question) - Alkira respond quickly to questions you put to them in our experience. The quality of the response is usually quite rushed and unprofessional. In relation to the second point above, the reflection is only in relation to communication once the build had started. Before it had started, the sales team were ever-so helpful, and ever-so misleading. Re: Alkira Homes Elyse 15 Sydney Northern Beaches 52Feb 21, 2015 3:44 pm Pretty disappointing that something as simple as how long it takes to build can be stuffed up by 10 weeks. Unfortunately in that situation your already committed paying for tenders, plans etc. The positive is the place looks great. Fingers crossed you get in when you have been told and enjoy the results. And timed perfectly with Easter. I'm not enthused about communication from Alkira either. I'm finding this process incredibly frustrating and very very slow. We went to tender a year ago and we have still not gone through council. Grrr. Re: Alkira Homes Elyse 15 Sydney Northern Beaches 54Feb 24, 2015 10:29 pm AvaG That's exciting news about a move date! Pics will follow once everything is finished which shouldn't be long now. http://sydneyalkira.blogspot.com/2015/0 ... ction.html Re: Alkira Homes Elyse 15 Sydney Northern Beaches 56Mar 21, 2015 3:08 pm Great to hear you have only a few weeks to go and that you're happy with how it's all coming together. Can I ask how long your build took in total. Ours is a 41 week contract with a 30 day extension for bad weather and Christmas shut down, once you add the public holidays I've estimated it should be handover a year to the day our contract started. I don't want to ask them for a date just yet in fear of getting our hopes up and them not being able to deliver. I was wondering if yours came in under estimated time. Re: Alkira Homes Elyse 15 Sydney Northern Beaches 57Mar 21, 2015 7:00 pm Hi. What the sales people told us from the outset (after we selected the elyse) was that the build time would be 36 weeks. However when we got the contract it said 45 weeks. Like you, we've had various rain and holiday extensions. I think our move in date is within 5 days of the contractual end date including the variation days so they've not outperformed unfortunately. Hope toy get better luck though! Re: Alkira Homes Elyse 15 Sydney Northern Beaches 58Mar 21, 2015 7:15 pm just out of interest when did your build officially start?.. your blog is dated back in September I am guessing it would have started back in April /May? (45 week contract including the Christmas takes you to nearly a year Re: Alkira Homes Elyse 15 Sydney Northern Beaches 59May 12, 2015 7:45 pm i might be flogging a dead horse on this thread ... but .. there's always a glimmer of hope .. @ sydneyalkirabuild - you must have collected the keys by now .. so how's the house .. good / bad ... after moving in did you realise items that you forgot or did not occur to you during the planning stages? any thoughts on the whole journey? Re: Alkira Homes Elyse 15 Sydney Northern Beaches 60May 14, 2015 10:09 pm Hi, yep we are in now. We are still waiting on some stuff to be finished which is proving painful. Once they get the money the urgency obviously goes down... In terms of the design and things we forgot, there really isn't too much I don't think , except aircon issues which are noted below. Quality of build is ok. The windows are the worst part... Low quality and not great to look at. Our stacker doors to the alfresco had a service a week after we moved in and within two days they were sticking and not running smoothly again. Walls are mixed. Some are very straight and others quite off. General finish is good and they fixed up most of the snags well. We are still within our 3 month time period to get other bits fixed so we will report back on how that goes in a month or two. Aircon has been a nightmare. In short alkira provided a unit which produces more noise than you are legally allowed to produce in the area (we believe, and all of the recommended calculations from both the council and AIRAH support our assertion). Our neighbours complained the second we started it up for the first time. Alkira were terrible at helping to resolve it. They've finally agreed to install sound proofing but no one has called for a few weeks to fit it. The learning is to do the checks for yourself during planning! Hope that all helps, any questions please shoot. Hi, I am wondering if anyone has built with Montgomery in the last few years on the Northern Beaches?
