Browse Forums Building A New House Re: Is anyone building at Mawson Green, Meadows SA? 41Mar 01, 2015 1:31 pm Hi Prutherford This forum is great isn't it getting to know who is moving in around you. Just one question for you why is your builder quoting such an extended built time? Must say our youngest granddaughter aged 10 will be in her element when she comes to visit ( which is very often) as there will be all these children for her to play with. Who else is not happy with water meters being stuck in the middle of the front next to the footpath can't see why they are not located to one side as it is not a question of where the driveways are as all driveways have to be on the same side of the property and is governed by the first house built on that side which is the one just finished on the corner so all driveways will have to be to the left on our section. Went and saw the kerbing last night so would imagine the sealing of the road will be next that then leaves street lighting, footpaths and landscaping so we look on track for settlements at the end of this month. I hope that's not the case as out builder went with the plans ( http://www.mawsongreen.com.au/media/doc ... Stage3.pdf ) and if the driveway needs to be moved (we are 57) that means our house has to be flipped and the master plans etc have been done. We chose a plan with the living and alfresco facing west as I don't want a dark house and the other side hardly has any windows. We are with Statesman so yours should be ready this year if the council does the right thing! We actually got told by Ben that they didn't want driveways next to each other but they have just contradicted that as yours and Mahalia's are next door to each other along with a few other blocks around so looks like we will be doing some checking this week as we are now in your shoes and can't flip without loosing light and like you I like bright homes. Wish they would get their facts straight. We went to Seacliff kindergym last year and would be interested in checking the mount barker one out as well Ahh, so much confusion! Hope the driveway issue doesn't cause too much drama for anyone Seems like no one really knows what's going on (especially the people who are supposed to!). Great to hear our street in Stage 3 is coming along nicely Our building consultant said she heard titling will be in a few weeks so that should be on track. We would be super keen to work together to get a bobcat to level our yards When things get a bit closer we could meet down there and have look and make a plan maybe? I want our back yard leveled too... And we have a 3m gap on one side of our house so my hubby wants to be able to drive through to the shed (which I guess will be in the back right corner?). I'm happy with it being lawned and used only every now and then as a driveway (for initial landscaping etc) but there's no way I'm having cars in the back yard all the time! We also eventually want a pergola along that side but that wont be possible if he wants car access. Our conveyancer said the the titles should be in before the end of the month and the builder said today that devine wont let the engineers out there until April :/ I looked at our building envelope plan and the encumbrances and according to all of that our driveway has to be on the right-we are in stage 3B if that helps? Our builder wont let us do the selections until the engineers report is back-driving me crazy! What style/colours are you going for Mahalia? When we initially chose our house and land package Ben sat down with us and played around with our plan and suggested we flip it so the driveway is on the left... Surely we don't have to change it? I hope not! You have a good point about the drive through down the side Jakki, that's a good idea! We probably won't be able to landscape for a while anyway so have a bit longer to think about it... If you drive through stage one you'll notice that someone has moved the tree and it now obstructs our neighbors future driveway. Check your plans and see if there are any services or stormwater grates where you plan to put your driveway. A couple of houses in stage one were approved with services in the way which has impacted on how driveways in the estate have been installed. Looks like stage 3 isn't too far way. I've been following your progress and it looks like it's all coming together nicely Hmm, the driveway puzzle will remain a mystery (I guess until we are told we need to change it) - and how hard is it for Devine and Council to communicate with each other about driveway location?! We recently spoke to a guy up the road whose building was delayed for a ridiculous amount of time (6 weeks or something?) because the tree was planted in his driveway and both Council and Devine refused to accept responsibility and neither would move it.... Eventually he came in the dark with a shovel and did it himself! Madness! Have you figured anything out for housing in the meantime JakkiT? I think you said your rental lease is up soon... We haven't done our selections yet, apparently we will get the call up soon. Kind of wish we could have a bit of notice to arrange day off work, child care etc but oh well! We have been a bit slack with researching for selections but we have been into the centre a couple of times and have chosen some things (floorboards, carpet, cornices, front door, can't remember what else!). At this point the only thing we really don't like is the vanity from Devine so we will try and get to the supplier (Direct Interiors) and see what else they have. The question I want to ask is about the retaining walls to your property and the ones either side of you. I see they are all the same sleeper pattern was this a mutual agreement between yourself and your neighbours or was it a Devine requirement that they are all the same style also who pays for what on these boundary walls? I know we will be needing some. The encumbrance only states you cannot use plain concrete sleepers within view of the street. Our neighbour had already construction the wall on the left before we started the other wall. We chose to have matching sleepers on the other side to draw less attention to them. The boundary retaining is paid for by the property owner who alters the land. On the high side we went 50/50 with our neighbor as we both altered the natural fall of the land. The low side was the neighbors responsibility as we did not use any fill on that side. They put them at the lowest side of the block as it makes the build cheaper and the gradient better. Has anyone been down this week? Any updates? We have the correct one as apparently it was changed but noone (including Ben) were actually told. So we don't have to change anything-phew! Vogue have they been in contact with you and sorted it out yet? I believe they were checking to see if there were any lamp posts or services boxes etc in the way so you can hopefully keep your driveway on the left? He explained how and why the driveways go where they do (lowest point on the land being number 1) We signed the paperwork with the conveyancer yesterday and his last update was settlement will be the end of this month-fingers crossed! The road *should* go down this week as Ben said 1-2 weeks and he called 2 weeks ago this Friday. We drove down a few days ago and it looked almost ready for bitumen. I just can't wait for the engineers to get out there and get the ball rolling! Feb 2016 . Divine office contacted us Mon and sent through final allotment drawings and we have our driveway on the left like we wanted.( would put smiley face but don't know how). Have you been given a building time frame yet? It certainly has been a drawn out process but fortunately we our still in our home and are not selling until we get a definite start date then we will have to rent during the build. We had notification today that settlement will be March 31st. They told us the build time at the moment is 20 weeks. Ben said statesman are the fastest (so i guess we are compromising on quailty but right now I dont care so much-I just want to be in our first home!) so im hoping we might have an even faster build than 20 weeks. We are moving in with my parents at the end of June, so the sooner the build can start the better. Hopefully council aren't too slow too! Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
