We are just back from Melbourne where it was pretty cold and wet so stocked up on winter clothes and scarves and mittens! Will need some gumboots too I'm thinking these retaining wall figures are quite scary, must say I've been stressing so much about the house and other after build costs that I'd not thought too much about retaining walls! We got our engineers report back just before we went away so I haven't even had a chance to look at it properly, except to notice that they've put our tanks in the wrong place (again!) so hopefully that's being changed now. From the picture it looks like our slope is similar to yours Jakki, 3m diagonal slope over 41m block. We don't have any info about our footing costs as we chose a fixed price package with Devine. It's nice to not have any unexpected costs but I am a little curious! Hi treechange - I'm sure my 2yo boy will love meeting yours! Wow, Mawson lakes to meadows is a big move - are you keeping the same jobs/childcare (if you use it)? Hubby and his dad have done some retaining at our last house so hopefully we can diy a lot to save money! Wow, I need to check out all your house plans - they sound huge! Also-you will need all those winter clothes-i was up there last night and it was FREEZING, it wasn't at mums at Aldinga though! Where did they put your tanks? We want them on the left side along the fence, i didnt realise they tell you where they are going! i sure as hell don't want them on the entertainment side! I'm curious to know what the classification of the soil was for you as i'd assume ours will be the same. Which way do they class your slope? Ours is higest at the back left corner looking from the road. 225 is still huge! Haha i don't think so?! lol, seems we have very similar taste! My wife and I have purchased Lot 54, Aurora Circuit - our land settled on 30 March and we're now almost ready to commence building when we hear back from the builder who have submitted our final plans to Council. We're building with Format Homes. Our footings cost less than we'd budgeted for. We'd heard rumors that the soil was very reactive, so had planned for the worst. But our builder had allowed for $20K for footings - the engineers report came back with $27K, so definitely good news there as far as we're concerned. We're just trying to sort out quotes for retaining walls now as we'll require two - one large and one small. Does anyone have any recommendations for retaining wall installers? I have quotes from two - one quote for $11,000 and one for $6,000 - quite a difference for the same project! Good luck to everyone - very exciting looking at others' progress! I havent got quotes for retaining yet as we are still waiting for our report, we will do it ourselves though. I do know someone who owns a business called 'vaughan retaining walls' maybe call them? We are lot 56 so just a couple doors down also It's good that we can all use this forum to keep in touch about quotes for retaining/earth moving etc, it always help to share contacts and we may even be able to help each other out with some things Jakki, our report says 'a grillage raft footing system' will be used... I am such a newbie with all the lingo though I have no idea what that actually means! Yes, we want the tanks at the back of the house on the left hand side (which is where they first were when we signed with our builder, they just keep getting sneakily moved!). Hope your report comes in soon! We just got the final bill for upgrades/variations and it came to $10,000 which is around what I was estimating. We got 1500mm tiling to both bathrooms, upgraded sink in laundry with benchtop, tiling and cupboard, upgraded sink in kitchen, upgraded vanity x2, R2 internal insulation, upgraded 13 internal doors, upgraded front door, soft close drawers, upgraded carpet to 4 bedrooms and study, extra tv point, outdoor PowerPoint, extra double power points and lots of other stuff I can't think of! Luckily we scored R2.5 to the walls R5.0 to the ceilings and R1.5 to Alfresco and Garage with a promo-so happy about that. I want to upgrade: all internal doors (15 i think it is all up) toilets 1 x basin bath sink (only so we can get the one we actually want done after) more powerpoints (in our free upgrades promo we got doubles already but there isnt many throughout the house) add a light switch hopefully some more lights outside tv point in alfresco (for the future) some outdoor powerpoints hopefully more tiling but we will see. we forgot to get niches added in the showers and if we add them now it will hold it up taps all to mixers the cupboard doors- especially in the kitchen door handles Big Scary List! We were lucky as we got some upgrades we wanted in the promo (s/s appliances, dishwasher, retractable rangehood, atuo roller door, 2.7mm ceilings, colorbond roof etc) I'm scared at what the cost will be. It looks like we should get a credit for 2k as they allow 8m setback for connections and we are setback 6m. Im reading other threads and some councils are 4-6 weeks, my friends was 3 weeks! crazy! if only huh! i spoke to someone yesterday from our builder and he said its all gone quiet ow so councils and builders will be moving faster-fingers crossed he is right! Sounds like you scored some great upgrades though We got all mixers too and upgraded the shower heads and got double towel rails instead of singles. 3 weeks is super fast for council approval isn't it?! Would like to get at least something done before winter sets in if possible... It might be quicker than we think! With the cupboard doors, the quote changed from $6000 to $2000 so that was a HUGE difference! BUT I'm pretty certain we will just get the standard cupboards and do them ourselves after handover for a cost of $700 - we really need to save where we can!! The quote was from KT3 at Lonsdale, we've used them before at our old house and they've been quite good. Everything is custom made and you just give them the measurements and install them yourself. Have you got an apron sink picked out! I love them but didn't really consider it as an option - hmm... If you want a private electrician to do a lot of electrical it may work out cheaper. For example, M charge around $50 for double powerpoint which is reasonable when compared to a private electrican. On the flipside, a private may be cheaper if wiring the whole house. We had M supply and install a brushed aluminium ceiling fan for around $250. I know it would cost more than that after handover.
