Not nice for a toddler to have to do either :/ Kind of regret ever doing this....should have bought a house and reno'd it slowly :/ It's good Devine have a broker, but for us that won't be an option as ours is a good friend of almost 20 years so we won't want to go elsewhere. I hope ANZ are kind to us. Seems odd as my friend has just finished building and had her land valued - the land itself has increased by 90k since the valuation in December! I spoke to our builder last week about a few people having these land value issues and he had never heard of it happening before?! The valuer who put ours in low said it was because there's no comparable properties in the area & they can't go on what has already sold in the new development as it's not yet established. They compared it with Macclesfield & Strath... I still find it odd how there can be a 50k variance in valuations... Our lowest was $490k and highest $540k... You can always ask your broker to enquire with Bankwest as they valued ours at the higher end, but still short of where we need it to be... We asked about changing plans/upgrades etc but their response was we can but that will then lower the value... It's all so confusing! Fingers crossed for all of you!!! Hope to see you all up there sooner than later Re: Is anyone building at Mawson Green, Meadows SA? 244May 19, 2015 6:41 pm Hi treechange, Glad to see you are trying a Credit Union for your valuation in my past experiences they seem easier than banks to deal with for many things and these days their interest rates and fees are quite good but it is worrying though but we are financing our own build(we are retirees and selling a freehold property) having said that we don't want to over capitalise for when we may sell in the future. What I can't understand with these valuers is that homes are selling in the area so they can get an idea of values in the town and use that as their benchmark. I don't think the Raine & Horne sales would be affecting values as they have had blocks for over 12 months listed on the website I have feeling Devine get them to sell a few check with Ben about this. Re: Is anyone building at Mawson Green, Meadows SA? 245May 20, 2015 9:27 am I spoke to our broker and he said what it normally means is that the package as a whole isn't worth the total so the valuer has to drop either the land value or the house, but they usually drop the land. Does that make sense? Re: Is anyone building at Mawson Green, Meadows SA? 246May 20, 2015 5:30 pm Hi Jakki I don't understand why they consider the package is not worth it as I don't think anyone is building a mansion most from what I gather are building reasonably average homes alright no one is building a small villa but that's why we all went for the larger blocks on offer at Meadows. I sometimes think the valuers are not familiar with the area and haven't done a lot of homework but unfortunately I suppose unless you get an independent valuer so that you might be able to dispute the valuation you are stuck with the one handed down by the bank. Back when my daughter bought her large block in Nairne and at that time Nairne wasn't much bigger than Meadows is now, she never had all this trouble with valuations and now look at Nairne today and I feel in time it will be the same in Meadows so don't think the banks will have much trouble getting their money back if need be. As I said before "Good Luck" to you all I hope it works our soon for you. Our stumbling block at the moment is Devine our builder told us today. The valuer kept the build & land at purchase & build price but things like retaining & landscaping he said we may be overcapitalising for now but not long term... We'll find out Friday. What are nairne prices like now? Are they over the $500k?? Re: Is anyone building at Mawson Green, Meadows SA? 249May 20, 2015 9:48 pm Hi Everyone Firstly I believe the hold up with Devine is something to do with the encumbrances (might be our triple garage) not sure. Don't have our council approvals yet as only just got Engineers report. Prices in Nairne vary- there are homes over $500k they are the newer ones as back when my daughter built approx. 20 years ago a house and land was about $75K and these homes were a bit smaller but they now are averaging $375K and more, homes on a similar vain to ours are around $500K to $600K but are now on smaller blocks and don't take long to sell so once Mawson Green becomes more established this will increase the value of ours and there are still plenty of people wanting to get out of the suburbs and in the future will be looking for homes of our ilk. I must admit though the 3 other builds I have been involved with (children's homes) were never as complicated as these, let's hope it all gets easier and less complicated soon. Ours has come up over what we thought it would, and we are putting the paperwork for the loan in today so fingers crossed it's all good. I am not sure how much we were approved for in the beginning, I know what we wanted and we were told we could borrow more but unsure how much more. Hopefully the bank doesn't take too long as we initially had approval in December subject to the fixed contract price with our builder, which has taken until today to get, so hopefully it's all going to be ok and work in our favour. Houses at Kangarilla are VERY pricey and that's only 10km away, so I think Meadows will gain value in the next few years Re: Is anyone building at Mawson Green, Meadows SA? 251May 21, 2015 10:46 am Hi Jakki I totally agree about Kangarilla and that does not have many amenities so I don't think we or the banks have much to fear about prices going up at Meadows. The total build/land was $607k but has come up at $550k... It's hard when things like tanks & retaining are mandatory and $$$ but the banks don't class them as necessarily adding value, which is ridiculous when you can't live there without them!!! We were looking a borrowing 95% and our broker said they would lend us 90%, which really isn't an option for us currently. So if you have a decent deposit you should be ok. We are kinda working to a tight time line too, our lease is up in October and we are going to stay at my Mum's, out the front, in a caravan! Sooo I don't want to be in a bloody van for a year!
