Browse Forums Building A New House Re: Is anyone building at Mawson Green, Meadows SA? 141Apr 30, 2015 1:04 pm Hi! Definitely a perfect day to Start building!!! Unfortunately not for us just yet I was wondering if anyone had council come back saying retaining had to be done prior to construction? We has council approval in 10 business days! But this was one recommendation we received about 6wks after approval... Re: Is anyone building at Mawson Green, Meadows SA? 142Apr 30, 2015 1:12 pm Just drove through Mawson green, sun is shining, definitely a good day to start building, we are still a way off though. Haven't gone to council yet, but that's a fear. So you have to retain before they start construction? Re: Is anyone building at Mawson Green, Meadows SA? 143Apr 30, 2015 1:45 pm Well we aren't sure because the builder as well as the contractors have said that it's a waste if money to retain then have the neighbours cut out the similar then not need the retaining so to speak... Re: Is anyone building at Mawson Green, Meadows SA? 145Apr 30, 2015 2:54 pm We've not been told we need to do any retaining before the build... There are retaining walls on our engineers report that say 'to be done by customer' but I have no idea when they need to be done... There is so much to think about, I'm constantly feeling like I have no idea what's going on! Glad to hear that beautiful weather does occur down there though Our build - viewtopic.php?f=31&t=77368 Re: Is anyone building at Mawson Green, Meadows SA? 146Apr 30, 2015 3:24 pm Our plans have gone to Council now. We also had retaining walls required on our engineers' report - our builder just said they had to be done before they could pour the slab, but I'm still not clear if they need to be done before they cut the block. Re: Is anyone building at Mawson Green, Meadows SA? 147Apr 30, 2015 4:33 pm WOW 10 days for approval!! I hope we all get a fast result like that! We are still waiting on our soil report :/ frustrating! Mahalia-KT3 wont give me any kind of pricing unfortunately! Need exact door measurements :/ which I wont get until we have done colour selections so it's too late then-gah! Re: Is anyone building at Mawson Green, Meadows SA? 148Apr 30, 2015 5:22 pm Just found out our soil report is back, we get the costs in a week, it will be in council by tuesday. he said depending on the type of application, sometimes its only 48 hrs in council lol, but hes says roughly 6 weeks we have colour selections on the 14th Re: Is anyone building at Mawson Green, Meadows SA? 149Apr 30, 2015 5:48 pm It's so frustrating isn't it! You get told different things by different people! I called about 3 days after it went to council to see the time frame and she said at least 12 weeks so we were really happy when it was back after 10 days!!! The drama we have now is the valuer saying the land isn't worth what we paid for it!!! How the hell land can decrease is beyond me!! Looks like it's a bit of a lengthy process for all of us but it'll all be worth it in the long run Re: Is anyone building at Mawson Green, Meadows SA? 150Apr 30, 2015 5:55 pm Oh serious? I hope that doesn't happen to us as the budget is tihgt and our broker is ordering the vaulation soon - eek! Have they said how much it's supposedly 'decreased' by? land should go up not down! have you seen they released a new lot today-the nottage release? HUUUUGE blocks! I'm jealous lol Re: Is anyone building at Mawson Green, Meadows SA? 151Apr 30, 2015 6:03 pm We might just be unlucky - which is how we are feeling at the moment! It's dropped $25k!!! And apparently another one of the big blocks was the same We are in the process of another valuation to see if it was just unlucky! Apparently they don't go by sales in the development because it's not yet established & compare to macclesfield & strath!!! Crazy if you ask me!! And how's the irony, a week after that Ben sent the email saying blocks had gone up in sale price!!! The one next to us, lot 18, same sqm of 1025 had gone up $5k!! Extremely frustrating!!! Re: Is anyone building at Mawson Green, Meadows SA? 152Apr 30, 2015 6:06 pm oh jeepers! a builder told me the other day that the land at strath isn't worth much at all! I hope the valuation comes up ok for you. Have you settled on the land yet? Re: Is anyone building at Mawson Green, Meadows SA? 153Apr 30, 2015 6:12 pm Yeah strath is a long way out though & it's a completely different lifestyle to Meadows... We settled on the land June 30 last year since then we've sold our house & tried to fine tune the plan... Everything is ready to go, selections done, it's just the val that's holding us up... Hoping for some good news early next week it feels like forever since we bought the land!! Re: Is anyone building at Mawson Green, Meadows SA? 154Apr 30, 2015 6:16 pm I know it's crazy to value it against strath!! :/ Far out what a hold up. Hopefully it doesn't happen to everyone now. Our broker is ordering our valuation in a few weeks- he keeps telling us to be careful Of upgrades and that affecting the value- not the land part, I didn't even think of that since it's a separate loan altogether Fingers crossed for you that yours comes back ok this time Re: Is anyone building at Mawson Green, Meadows SA? 155Apr 30, 2015 6:19 pm I'm still confused about the retaining... On our engineers report we have 2 retaining walls (one huge and one small, both a Max height of 700mm), but it says on there 'to be done by owner after handover'. So how do we know if/what we need to retain BEFORE the build?! Our build - viewtopic.php?f=31&t=77368 Re: Is anyone building at Mawson Green, Meadows SA? 156Apr 30, 2015 6:21 pm Hi Mahalia sorry I only just saw your post Yes it's a big move, Luke's from country Victoria so he was keen to get back out onto some land. I changes jobs in November, I'm the Director of Goodstart EL at Blackwood so Hudson comes to work with me which is great the drive for the interim though is tough! It looks like there's a few kids around the same age which is great! That's one of the other reasons we wanted to move up there, for a relaxing family lifestyle Are you guys all from that way already? Re: Is anyone building at Mawson Green, Meadows SA? 157Apr 30, 2015 6:24 pm The council will tell you if you need to. We were surprised as we got it in the post from council about 6wks after approval!!! We were the same Jakki, we didn't think the land component would affect the build but it's valued as a whole... Re: Is anyone building at Mawson Green, Meadows SA? 158Apr 30, 2015 6:25 pm Mahalia I think that means the retaining can wait from when I spoke to our builder today. Is there one on our side? I'm hoping any we need to do can be done after the house has been built. Most of them on Macquarie seem to have done them after they've moved in- except the statesman one under construction now- that has a backyard full of them and the tanks all before the slab was done Re: Is anyone building at Mawson Green, Meadows SA? 159Apr 30, 2015 6:26 pm Ooh, just checked out the Nottage release - I'm jealous too! I'd love to be facing the creek rather than be surrounded by houses! Wonder if there's much of a price difference... Jakki, we roughly got our kitchen cupboard/drawer measurements from our plans and filled in the KT3 quote form. I'm seriously considering doing it through the builder now though, even though it will be roughly $1300 more - just for the fact that we won't have to worry about it after handover! Still working out if we can afford it though. I also want the other side of the island bench moulded too - like pic below (courtesy of someone else on this forum!) and it will be included if we go through the builder but not through KT3...
