Looks like there will be quite a reasonable size community in Mawson Green next Christmas. Initially signed Feb 2012 for Lot 11 on Harewood Grove, Waited over 2 years, got told they were now changing the stage plan due to delays and that lot 11 was now in stage 2 and another 2 years off so we wound up in Lot 13- The green roofed Rivergum home with the big verandahs and hardiplanks. Been in since Easter this year. Rivergum was an absolute breeze to build with- they had no issues with our changes to their designs and worked with us every step of the way and were very, very affordable too- our place is based off the Silky 4BR design and was just on $220K for the build. Fast too- we cut site on the 29th September and received the keys 12th March. Only issue we had was the roofer that did our house was garbage- we're pretty sure he was off his gourd on speed or something and the quality wasnt even remotely good, but rivergum essentially replaced all the tin on the front of our house to rectify all the garbage work and damage the first roofer did. Just on bushfire- I spent WEEKS talking to council about this one (and I work for DEWNR heavily involved in fire management too) and the final word we settled on with the council was because the estate has mains water in the streets, you DO NOT NEED a 5000L dedicated bushfire supply, or a fire pump or anything else like that. We were told you just need 2000L of water you can access with a bucket to put out anything smouldering around your home if a bushfire does impact Meadows (and having just been up at the Pinery fire, where the fire rolled through Freeling, Hamley Bridge AND made it into Roseworthy, its probably more likely than any of us want to admit too) I was able to get away with using my 8000L spa as a fire supply, because it being empty kinda defeats the purpose. Dont let them bully you into fitting a very expensive fire fighting fitting into your tank, because each fire truck carries 4-8m of hose to suck water from a tank, and unless you've got a 3M wide access rated to 25 Tonnes to your tank, we're not going in there to get it, Not when we can just back up to the wetland and suck that dry anyway Council will also throw an absolute fit about decking too if your not very specific about what your doing- I've been back and forth with them over the last two weeks about timbers- Theres an extremely limited range of hardwoods you can use as the decking timber, things like silvertop ash, spotted gum, Red gum, Merbau, Ironbark, Blackbutt and Turpentine- Anything else is a no go and they flat out wont approve it. They were telling me I had to use blackbutt framing for the decking, but thats $65/LM and blows the cost of the decking out to concrete slab costs! Im now at the stage where if i use galvanised steel support timbers, treated pine frame and spotted gum decking, and dont enclose the edges of the deck, they will approve it. We're at the stage of landscaping now- heads up, get everything done before the first rains of winter, cos theres no way your going to be able to do anything involving earth moving mid winter- i had to put full blown mud terrain tyres on my 4wd just to be able to drive in and out of my block with firewood this winter! Thanks for the bushfire info James. I too work for DEWNR and we have been looking at the estate for over 2 and a half years now. Originally we were looking at lot 17 in the Mawson green estate but a random call at work from developer of the saxon hyde estate about the well on that property got me talking to him about his plans there. It's now been a year since we signed our land contract for a block in the Saxon Hyde Estate and we are still waiting for roads to be built. Hopefully something will start in the new year, our builder is keen to get going. I do hope you get going soon with yours- i know the pain and frustration all too well- We went through so many headaches it wasnt funny- I believe of the original 42 blocks they sold at the 2012 Mawson Green launch, we're one of 3 people who are still here- the rest all demanded their deposits back and walked away after the first 12 months of delays. Re: Is anyone building at Mawson Green, Meadows SA? 628Dec 29, 2015 10:45 pm Yep, since the Black Saturday bushfire ANY decking needs Development Approval as they found badly constructed decking was a significant factor in houses burning down. After a bit more research, the ModWood-which is the plastic/sawdust composite material, is also approved for BAL 12.5 decking. Its a pain, but the fines from the council are quite massive if they ping you for not having gone through the correct process, and then they can force you to remediate at your cost. You CAN use treated pine for all the framing, but the decking must be a BAL approved timber and any supports must be either bushfire resistant timber or steel to comply. Its a pain in the bum, but if it means your house doesnt burn down, its probably a worthwhile pain in the bum. Does anyone have any contacts for the rain water tanks. What process did people go through. We understand that they can be positioned where you want. Did anyone have any issues fron the council, Devine or the builders about the rainwater tanks? We have positioned ours on the easement and we checked with the council and this is ok as if it ever becomes necessary to dig the easement the tanks can be moved other than that as far it seems you can position them where it suits. the price includes delivery to your block from the factory in Swan Hill. Have not had any issues from Devine/builder/Council. We have 2x 22,500 L Maxiplas tanks. Your builder may have suggestions as to location. We had to have the back part of our block dug out and leveled especially to accommodate the tanks because of the height they need to be at in relation to the house. Its great to see the progress on tbe homes in the estate. Ponders and vogue- your houses seem to be moving along nicely. Does anyone knoe if the fence down the Nottage section has been removed. Are you building in the estate? If so what lot are you? We want to get things moving as now that we're renting all we want is to see some progress. When we were up there last it was nice to see the street trees that are being planted. Where we lived the council looked after the street trees and people had pride in their gardens and so we are hoping that Mawson Green will have the same nice environment. The only time you see them clearing up is at the Easter Fair and the Udder Tug. You can set your watch by them, two days before and they get the street sweepers in to go around town.. LOL Most people in Meadows have half decent gardens and as a bonus we are a real friendly lot! Re: Is anyone building at Mawson Green, Meadows SA? 640Jan 17, 2016 11:11 pm I used to work for Team Poly and wanted to use their tanks but we got a better deal for bigger tanks from Tankworld. Ours are 23,000 odd litres. It was roughly 2,500 litres bigger in total with both tanks, but every drop counts.....We've had 1 x 9000l, and 2x 20,000l deliveries so far....since October......bring on some good rain! Our engineers placed our tanks on the 'entertainment' side of our bloack and we requested them to be moved to the other side so they redrew the plans and we had no issues with council. I recommend getting the tanks in before any building starts, especially if you have houses around you as you dont want to have to crane them in, same with retaining walls, as we have learnt - it would be easier and cheaper to have them done before the build Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
