Has there been a delay in the development of Stage 3 or is that just how long all the pre-build stuff will take? When we first picked our house and land package with Devine we were assured that building would start as soon as the Stage was ready as Devine have already gone through Council approvals for soil testing etc. I'm pretty sure though we still need to submit our plans to Council though which we can't do until the land is actually ready and has a title, and who knows how long that will take! Winter worries me a lot too as I've heard everything basically just shuts down as its too wet and dangerous to get any big machinery in there Was honestly hoping ours would well and truly be started before winter hits but I'm not at all hopeful anymore.... Hopefully even if our build doesn't start until after winter (say Sept), we have a guaranteed 18 week build time so that would take us throught to Jan/Feb next year, and our lease on our rental will end on the 20th Feb. Sorry to hear its taking so long Jakki, it's so frustrating not having a timeline to work to - especially when it's something as big and important as your home!! In truth, the land has to be ready so they can test the soil (so that's sometime in March according to Ben) then the report takes 3-4 weeks. Then we have to do the colour selections, then they submit to council. Apparently the council takes 10-12 weeks! They also told us it was an 18 week build time, then the contract came and its not, the average is 23 weeks but can be 33. They only do 18 week build in the metro area apparently! I'm so annoyed with our salesman. Financially we can't pay the huge amount of rent here plus the loans for that long either. It's all so frustrating and stressful-just when we think it's only a little bit longer than they promised it's at least double the time. I'm also worried about it being ready in summertime and having no water in the tanks-to truck water in is a huge cost. I think you should be right-as I think they will be able to start your build fairly soon-i'd say as soon as the council approves it? The warm weather is supposed to stay until the end of April, so the rain might not start too early this year. I am feeling like the geriatric of this forum as we are a retired couple building with our adult son and this is the first home we have built for ourselves and am leaving a home we have had for 41 years. To Mahalia and Jakki we are close to you at O'Halloran Hill and are also building in Aurora Circ. Firstly we are also annoyed at being told Oct 2014 as settlement date then having it pushed out to March 2015 it seems never ending as we signed for a home in July 2014 and now are in limbo waiting for the land to settle before our builder can give us an exact price. As regards the question of security screen doors we bought the issue up with Ben and was assured by him they would not be a problem. The question on Saxon Hyde I have been led to believe the gentleman who sold the land to Devine is the one doing his own development. Good luck everyone in Stage 3 hopefully we will all be in our homes before Christmas (2015), am definitely hoping for a dry winter for us all. It seems Ben has annoyed a few of us with his constant pushing but we just dug our heels in until things suited us. Hopefully all going well we are building with Dechellis on Lot 52 and children laughing and playing makes a neighbourhood alive so no problems with that. The work seems to be coming along we last checked it 12 days ago and saw the reticulated water pipes were being put on to the blocks so hopefully late March, as we were advised by Devine Head Office, is when we will see the titles so let's all keep our fingers crossed. It will be nice to meet you all when finally get our homes. I share your frustration with the delays, we are building in stage one and our land titles were also pushed back a few months from the initial date. We bumped into Ben a couple of weeks ago and he said it still looks like stage 3 is on track for completion next month. I hope this is still the case. Sorry to hear about your delays I have included a timeline on my thread of our build process if that helps at all. With Metricon it took is 6 months from our initial deposit to site start. Our plans were in council for 10 weeks, if Metricon was a bit more proactive with communication with council it would have only been 6-8 weeks. Construction started within 36hours of council approval. There are a few Statesman homes out there already, and once they start they don't stop! I'm very envious of the speed that Statesman get their homes up. Fingers crossed for you that it stays dry while they prepare your site and pour your slab!! Having said that, we'd love our rainwater tank to get filled up too though, so we won't feel bad if it rains :p haha. I was supposed to be in 14 months ago, they just extended another 5 weeks (when I had only 2 weeks to completion). Seems most builders are the same. We were also told 6 months, and that as soon as the land is ready they would start building as all approvals would already be done. Now the approvals wont even be submitted until the building start date on our contract. Very frustrating-especially with the price of rent and having a lease running out etc. Hopefully the rain holds out and they get our house finished pretty fast-wishful thinking lol! Spoke to Ben last week and the time frame has been blown out again from what he told me 2 weeks prior-it's now the end of March. Originally it was late Feb, then early March, then mid March, now the end of March. Would be nice if a miracle happened and they got it ready sooner. Wow feroshious-that's terrible! Why so long? Re: Is anyone building at Mawson Green, Meadows SA? 30Feb 24, 2015 10:33 pm HI JakkiT We found that you need to go to head office to get the right answers, as back in Sept when we went to them because our lender had just advised us they had been given March (instead of the original Oct) by Ben as settlement date, we were angry, and head office said they did not expect the titles until at least the end of March, so if you were told earlier its Ben being generous with the truth again, I think. The last we heard from our Lender (about 3weeks ago) is that the plans had been lodged with the L.T.O but that was from Ben and because we are busy getting our home ready for sale we have not had the time to verify this with H.O. I definitely don't think we will see titles until the end of March at least. I feel very sorry for "feroshious" as that is just ridiculous I don't know how builders can get away with this. The first year they pretty much misled us as to where the land was in council. 3 months, 3 more months, 3 more months, then in another 3 months we settled on the land. Has been almost 12 months now since settling. We originally walked into Fairmont over 24 months ago. At least I wasn't paying off land for the first 12 months. The land was so delayed we made all our selections before it settled haha. We picked our colours/tiles etc almost 18 months ago.. can't remember anything we picked... Terrible of them to do that I go to Playgroup in Meadows in Fridays and this morning they are kerbing!! They were just around the bend at 10 am and by 11:45 they were up to about out block (57)! I am really hoping the engineers can get out there very soon now! At the pace they were moving today I imagine all kerbing on both sides would be done no later than mid next week? A friend of mine got notification today that her house will be ready in 4 weeks. She's building in the Barossa with Devine. 6 weeks in council and the slab was poured on jan 30th, roof went on on Tuesday this week! When my girls get home they will be so happy to hear that there are other children moving there around the same age as them, where we live now there are no children to play with and our street is to busy for them to go out the front and ride bikes ect, ect. We drove through on Wed and its looking a lot better than last time! One of our worries is the slope of the backyard - do you guys have any plans for yours? We def want a shed but are not sure how much flattening out and retaining we'll need to do... Also, your friend's house went up super quick - that is promising! We live in a street of kids now and it's great having them out riding bikes and scooters all the time. We went down there today (again) and both sides of the road have ALL the kerbing in! I'm keen to see what the next week holds. I'll be on to our builder to get that engineer out there now! We are worried too-we were told by Ben that once they have shaped the land the fall will be 1-1.5m sloping across from the back left to the front right and for the full 41m. I'm not so sure that will be right though! I still have no idea how to add a photo on here to show you our scribbles. What we want to do is level the block so the lawn is level with the house then have a retaining wall further back. back right corner, and i guess we either dig that out too and retain behind it or have it up higher. Hubby wants car access to it-that's the ONLY thing we are arguing over with the whole build haha. I want a nice open garden, not a driveway through the yard. My Step Dad's brother has a bob cat and a truck so we are hoping he will do us a good deal-so maybe would could get an even better deal if we both used him lol. It's just his second job he does occasionally No playgroup is just the Fridays. The Church in the main street does a music class (2 i think) on Wednesdays and it's $2. I havent been as we go to the playgroup at Charlotte's school on Wednesdays but next year if she moves to Meadows Primary then I will probably go.
