Browse Forums Building A New House Re: Is anyone building at Mawson Green, Meadows SA? 461Aug 07, 2015 5:51 pm Ceiling fans need to be supported on structure not just by the plaster board. This may require installing blocking pieces above the ceiling where the fan is to go. On my build I thought that I could fix the fan to a ceiling batten but once I had bought the actual fan and tried to install it I found that would only have provide one fixing point so I sent my younger cousin (by one year) into the ceiling space to install timber blocking pieces. This was a time consuming process as he called out measurements to me from the ceiling space so I could cut the timber but of course one person measuring and another one cutting does not work so we have several attempts to get it right, about 2 hours of attempts. Re: Is anyone building at Mawson Green, Meadows SA? 462Aug 07, 2015 6:56 pm Ah the joys of selections we did our initial quote before selections to include the stone benches in kitchen & bathrooms, splashback, front door ($1600 + $600 for the bloody door handle) to try and avoid the selection shock so to speak... We ended up spending another $6k at selections. Another thing we set getting a friend to do is the render. There's a $3k difference between him & the builder! Great news Jakki! Re: Is anyone building at Mawson Green, Meadows SA? 463Aug 08, 2015 4:51 pm We also tried to get as many things as possible in the contract but it is all the little changes that add up and some things couldn't go in until we had been to all the various suppliers which we could only do after the formal contract was signed because no one will discuss what we got until they saw our working plans which were only available after the signing but know we have a couple of credits so will find out the final damage on the 13th. We went to select doors yesterday and like you were quoted an extra $1500 for some of the doors we picked, as basic builders door could not be stained, but have come to a compromise door which cost an extra $400 and can be stained (also an extra charge) some times feel we should own a bank. The one across the road from us is overtaking us all and it only started 2 weeks ago I think it was! I'm feeling frustrated. Ours is moving sooooo slow. Not even half the brickwork yet and still no roof or sarking. We seem to hardly have any trades there and everyone's is buzzing with people. Our gas line was done and the front yard filled with rocks yesterday but still seems like nothing is happening. I know the rocks are so the trades can get in and out easily but they are going to be terrible to get rid of if they don't clean them up at the end. They put them across the yard, not in the driveway Living with my parents and spending 2/3 hours a day in the car for school run alone is wearing pretty thin. I think yours will catch up quickly again We spoke to a guy down there who built with Hickinbotham and he said them and Statesman only take 3-4 months. He also said he's noticed the Devine builds (who we are with) seem to take a couple of extra months with the finish - I will be SO impatient knowing that it's so close to done but we can't move in! So it won't be too long before your school run is only 10 minutes Prutherford, we sold our house with Andrew Boswell of Magain Real Estate (he's based at Woodcroft) and found him to be excellent. I don't think he's the cheapest but he really worked hard for us and made sure we got the price we wanted. Their roof is tiled and the entire thing apart from the capping was done yesterday! That's what I'm hoping, we have watched a few go up and they all went up super fast and they kept saying ours would be the same but ours is going so slow it's a joke. I still don't understand why our roof hasn't been done - or even delivered yet. The other half of our bricks haven't been delivered yet either. Hopefully something actually happened on it today. I keep hoping they speed up once they move inside. I have noticed your builder does seem to take a really long time on the inside but I bet the quality of yours will be far better than ours. But yes it's going to drive you crazy! Brett and I are in a tiny bedroom with EVERYTHING-food, linen, paperwork, kids cups etc, you name it. I literally can't move it there and I can't stand it. I am going to have a huge rearrange in there over the weekend because I'm not far from breaking point now! The girls are sharing a room and the toys are in there too. It's soooo hard! I realise this doesn't help with who to use I do know its hard we are sticking with someone who has been selling in our area for the last 25 years, I do have a friend who has a son who has a real estate business in Blackwood and is good but he knows that area not ours. You have not mentioned which area you're in this might help with referring someone. Good luck either way hope you get something going soon. If you want any heads up on what to expect let me know and perhaps we could meet up and then tell you and show you what to watch out for. By the way we are doing the Grande version if that helps. Alot of people that we have spoken to over the past 24 hours are saying to give open door a try and this person from open door has been selling a few house in our area in the past 6 months. It's so hard, especially when you see display homes! That's where you get stuck... Ours to build standard was $150k and we went over double that!!! Fortunately the whole designing, selections, build process so far has been amazing... Looks like our roof will be finished this coming week! Still not sure if we will be in before Xmas but will know in Oct as the site supervisor decides which ones they'll finish & which ones will stop over the Xmas NY break... I wish they would give out keys at lock up stage so we can still go in lol Re: Is anyone building at Mawson Green, Meadows SA? 475Aug 15, 2015 10:24 pm Prutherford hope you have better luck with Open Door don't know much about them but they seem quite active in southern area our agent is in Old Reynella but is more active in the suburbs around the Reservoir don't think she does a lot around Hackham west. I agree Treechange it would be nice to be able to just go in when you want and look around and plan things just shows how things have changed and society as 30 + years ago builders would leave keys in the meter boxes for all the trades and anyone else who decided to look through houses as my Mum and I would often go and have a look through homes as there were no show homes then( gives you an idea how old I am) hope you are lucky and get selected to be in before Xmas. It would be nice if a few homes were completed by Christmas or it could be mayhem after with everyone rushing to get started before their 12 months is up. We have been told June 2016 will be our completion date as not only do we get an extra month added on because it goes over the Christmas break but also another month because we are COUNTRY!!!!! We should be done in November I think. Fingers crossed there is no more delays. We will have to find somewhere else to live if they aren't finished by December. Today the insulation is going in and I think the brickie may finish today-hopefully, if not he should tomorrow. Not sure when the gyprock will be done but we hope they clean the mud out first. The whole house has 2 inches of mud through it. It is revolting. My nice white sliding door track is completely full of mud. We took some pallets there last night to try and prevent them from having to step in mud and drag it inside. Also not happy about the amount of water sitting against the slab. They are supposed to have compacted dirt sloping away from the house (1m wide) but we don't have that. A friend of mine built in Melbourne and a combination of the water sitting there AND the drains not being connected under the house properly, has led to fighting for the last 3 years as their house is falling down around them! We signed for our house initially in July 2014 then what with waiting for the land settlements and then after that engineers reports and council approval we only signed final contracts July 20 2015. Are the builders allowing you to connect your gutters to your tanks as soon as the house reaches lockup as it would certainly help to keep some of the water away from the footings. I know, my poor friends, they have HUNDREDS of cracks etc etc. The cornices are now about 50cm below the ceiling! Not one wall int he whole hose DOESN'T have cracks! Yes I think they are, we told them we will do it anyway as we need to have water in the tanks otherwise we can't move in. It can only be temporary flexible hose but that's ok with us! Insulation went in today and the gyprock is being done tomorrow! Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
