Browse Forums Building A New House 1 Sep 23, 2014 2:07 pm I've done a search and couldn't come up with any topics... My husband and I have reserved a block in Stage 3 - the Aurora Release. We go through Meadows fairly often and have noticed quite a few houses in Stage 1 going up and it's making me so impatient for our land to be ready! The land completion date has already been pushed back 6 months (from Oct 14 to Feb/March 15) and I'm not convinced it won't keep getting pushed back... is anyone else waiting on Stage 2/3 as well? My partner and I are building our first home with Metricon in stage 1 (Lot 44). Our land titles and settlement were delayed 6 months due to heavy rain over winter which held up the civil works. Do you know when civil works will commence on stage 3? The estate will be lovely once it's all completed - going to be worth the wait. Just as a bit of a heads up, our soil classification came back as "E-D" - apparently a lot of movement, a little reactive, and one of the worse classifications you can get. Maybe let your builder know early so they can include some more accurate footings estimates in your prelim plans. How far have you gotten with your build process? Have you picked a builder or a floor plan yet? We spent a LONG time looking through display homes and brochures before finding the one we want... Good luck with it all! Great to 'meet' you - thanks for the reply! This is our first build and first time moving out of suburbia so we're really keen to chat to others about our expereiences. I think I've seen your house! Is it almost finished? We haven't been down that way for a few weeks but my Dad drove through yesterday and said theres a heaps more houses up in differing states of completion. So exciting! I'm not sure when civil works on Stage 3 are set to start - I don't think they've even started Stage 2 yet? Although we were told that 2 and 3 would be done together I'm a little bit skeptical... We have been told that building should be able to commence Feb/March next year though so fingers crossed they get everything done in the dry season! We are building with Devine after not really even considering them as our builder.... We did lots of research and did lots of quotes and I found it really frustrating that we couldn't get a near enough estimate to the final build price due to footings etc... Due to Devine being the developer they have a already done the soil testing and had some fixed price house and land packages that we like the sound of. Hopefully it all works out okay! We have gone with the Strathmore 225 which ticked all of our 'must have' boxes while actually being in our price range too (always a bonus!) Am getting super excited for all the extra rooms and space we will have! I think we will be doing our selections early next year so will head off to more displays to get some ideas! The house you mentioned is our neighbours, our build started last month and we have just completed our frame stage. Most of the lots in stage 1 are now under construction and some are now starting to receive handover. Civil construction commenced on stage 2 early last month but it doesn't look like anything has started on stage 3 yet. :/ Congratulations on selecting a builder! The Devine H&L packages look to be very well priced for the area. I'm slightly jealous you'll have four bedrooms and a study, hehe. Devine are very quick to get their homes up, there is one home out there that is already at brick stage after five weeks! Keep us updated with your progress and good luck with your selections. We've been flat out doing renovations on our house and getting it ready for sale that every spare moment is taken doing that I've been following your thread - everything is looking great! We need to start thinking about selections soon as I think we'll go in at the start of next year and choose everything... Does anyone know anything about the other estate that's going in next to Mawson Green? Saxon Hyde or something.... I had no idea but it looks quite nice from the website. wondering if that was planned all along or perhaps Devine sold some land to them at some point. Stage 3 is still a paddock but it does look like the road will go down in stage 2 soon. I'll take some photos if I see some progress on stage 3 happen. I don't know much about Saxon Hyde, I don't think Devine ever owned the land. It was sold by one of the neighbouring property owners. There are only 60 lots and most are 900sqm or larger so at least the area should maintain that nice open feel. Good luck with your selections, I cannot wait to see what you come up with. I am glad I have found this forum. I have been wondering what people think of the 'no security doors' issue. Is this even legal to state we can't have a security door on the front door? That is my only issue with the entire build and estate and like you both, can't wait to move in and start living in our very own home. It is certainly a very exciting time for everyone involved. We are not far into the whole process and I don't know anything about the no security doors thing - seems a bit weird to say that you can't have one though? @Lincoln29 - Looking at the Saxon Hyde website, they seem to have some commercial lots up for sale so I'm hoping there will eventually be a small supermarket or child care centre! Do either of you have children? I'm not sure what the deal is with childcare and whether it's available at Meadows or if we will have to stick with the one we use now... I think you may have met my partner through Facebook with your lovely pile of dirt you no longer need? :p I'm not sure how they can enforce no security doors, I'm sure as long as the door didn't stand out it wouldn't be an issue..? Hi Chuckles, We've had a look at a few different options - and what others in the estate have done - and have decided on a Pioneer GT60. It's manufactured out of Zincalume Steel, so it has the level of bushfire resistance that council require - they won't allow a plastic or poly tank at all. It has a 62,111L capacity. This means we can reserve the lower portion of the tank for Firefighting Purposes (5000L to suit the Ministers Code) and still have more than the required 45,000L storage capacity that the encumbrance guidelines say we need. It also means that we don't have to worry about having a separate tank for the 5000L. A lot of other people have gone with 2 smaller tanks...but by the time the house is built, there's really not that much real estate left to use as a backyard. Even though this tank is a little bigger - 6m in diameter - it still leaves us with more of a backyard than 2 individual tanks would. As far as water collection is concerned.....our house is 31 squares. Our tank supplier did a rough calculation and said that with our size roof, and Meadows average rainfall, we would have the ability to harvest around 200,000L per year - so I don't think we'll have any dramas there Re: Is anyone building at Mawson Green, Meadows SA? 11Jan 28, 2015 12:32 pm Hi, I'm new to this forum-but would be nice to 'meet' some neighbours. We are building in the Aurora release-hoping they are on track for end of next month-early march for handover! We are building with Statesman-the Adelaide MK II Alfresco. Bit daunting, but very exciting-this will be our first home we've owned. We have 2 girls-who will be 10 and 2 in a few months time. Small world- we currently live in flagstaff hill/aberfoyle park too! Yay! We don't know anyone at all with a toddler so it would be great to meet some new people World is even smaller- looks like we are set to be neighbours- 57 we are I'm getting frustrated as I think it's going to take a lot longer than we were originally told and our lease is up first week of July and can't extend it I need to have another read now and see what house you chose again. We live just off Oakridge Road at the moment but have sold our house and are moving into a rental at Woodcroft in a couple of weeks. We should meet up sometime so we can chat/vent about how slooooow things are going down there 😉 Its so crap how far behind they are - when we first signed building was meant to start last october :/ When we last spoke to Ben he said we'd need a rental for 8-12 months, taking us through to next Feb?! Apparenlty once the built starts it should happen pretty quickly but I'm not counting on anything! So will you have to find a shorter term rental to get you through to the end of the build? I'll see if I can attach a plan of our house... I have no idea what we are going to do as they told us we would be in around July and it's impossible to get a rental for 2/3/4 months I spoke to Ben a couple of weeks ago and he said the land is due for titles 'sometime in march but no date has been set yet' :/ I'm emailing our builder to find out how far off they will be ready to build as they can't do soil testing until the road is in. Yours will be faster as all that's already been done by Devine for you Yes we should! I'm just off manning. Not happy at all. No idea what we are going to do. Engineers report is atleast 8 weeks away then we can do colours etc then council is 10-12 weeks. So basically is might start around the time we were told it would be finished! 8 49968 I haven’t. But have a Lowe Design home. Not only did I find Matt Lowe patronising and a bully, but the home is NOT TO CODE. I have water coming through the bricks… 1 36637 Nothing yet, have been distracted this year with work related projects and a new kid but hoping to start building one way or another early next year.
