You will already have a building inspector if the building is underway.. they're the guys who miss all the defects capable building consultants find. By capable I mean a consultant who doesn't have the disclaimers saying "we don't get on the roof / we don't get inside the roof / we don't get under timber floors (if you are not building on a slab) / we don't look at roof plumbing... because many have just those disclaimers based on incorrect interpretation of occupational health and safety rules (at least in Vic.). They should also have a definitio9n of defect, because that's what they are looking for isn't it? In Victoria the legislation states that defective work shall at least include all implied warranties... including good workmanship, good quality materials, compliance with manufacturer's specifications, compliance with relevant codes and documents and drawings. I think I am looking for a building inspector that would check on the work of the builder at each stage. Also, sorry if I was not clear but I am still at contracts stage. The builder is producing the detailed plans before I get into prestart. I don't have their number, Google them, was a couple years ago for me. Check your building contract tho to be sure your builder allows this, some don't , and some have clauses where you must use them in every stage. I wish you luck. And YES you are looking for a building inspector in Perth, not a consultant. Someone to check that things are going in your favour throught the process. Mandatory inspections are part of building permit and builder must have them done. However building inspectors are generally lowly qualified (speaking from lifetime experience dealing with them) and some have only got a certificate although now a diploma in building surveying is required. This means that many don't have building experience (they are just checkers). Not surprisingly they miss a lot just look at my blogs. Building consultant would be someone with tertiary academic qualifications in building + building surveying + plus a lifetime of building experience + property inspection. They would be able to assist you with building problems , recommend fix, advise on contractual obligations and legislation and how to deal with your builder. So in your inspection you will be buying a lot of expertise, much more than you will get from a building inspector, analogy if you like it's like difference between a doctor and a nurse (whose diagnosis would you prefer?) That is not to say that some building inspectors don't have what it takes to be a building consultant but you have to ask and be satisfied about their expertise. A good building consultant would tell you that builder cannot exclude owner's right to site and to use own consultant.
