The slab stage is done and the framework will start from Tuesday. Just wanted an expert advise from people who have built or building with Porter Davis if they used a Private Inspector and what were the findings. Your response would be greatly appreciated. Thanks. You are allowed to use your own building consultant as per your contract... at every stage of construction if you desire, but I think best at frame stage and completion stage. Try to make sure that this consultant does not have a huge list of disclaimers including not getting on the roof , not getting the roof space and not inspecting roof plumbing. If they fail on 2 or 3 of these 3 counts then if I were you I would seriously consider someone else who will. Prices vary considerably from $360 upwards I believe, so shop around. Also because the consultant is looking for defects it would be vital that the consultant has a definition of defect. This definition must contain all implied warranties as it states in the Contracts Guarantee Act 1995, upon which your contract is based. The consultant must also look for breaches of manufacturer specifications. Good luck finding such a person. They do exist, but not many of them have a definition beyond a one liner I have discovered. They are your only advocate as the trades work for the builder and council Certifier and indeed some private sometime neglect to make the builder comply with consent conditions and plans ( yes personal experience sadly) Not all builders are bad or do the wrong thing but you can't go wrong protecting the most expensive investment if your life! We have had experience with our previous house which we just bought and sold. So I think we better be careful this time. Someone has given me details of a company who is also on this forum, so I think Ism not far from finding someone now.
