Browse Forums Building A New House 1 Sep 18, 2014 11:10 pm Hi all, I am at the stage where I have land under contract subject to finance. I have 90 days to find finance then the standard 28 days to close the deal so a little time is on my side. The block is 9.5 acres and we have never built before. We would like to get an idea on our site costs before we go to the bank. I am in a position that I should be able to borrow plenty but no sense in getting into more debt than necessary. I would like to know what I can expect my site costs to be. I know I can carry out a site survey, but until I have secured the land, I do not want to part with any cash that I may need as a deposit, BUT, until I know what my site costs might be I do not know how much I may need to borrow, catch 22 situation. I have dug down a meter and seen that there is sand all the way to 1 meter. I know that I have water and electricity at the front gate, no gas available in the area and no sewerage either. I know I have to put a septic tank in, and I have just been told that I have to put a soak well in also to dispurse of the rain water sensibly without it causing damage. I know I have to think about having a crushed limestone driveway as a minimum so that the construction crew can access the site to build. I expect to also have to build a sand pad of about 50cm to raise the house up out of any potential floods even though the shore have told us we are out of the 100 year flood zone. Is there anything else I should be considering and is anyone able to give an idea what any of this might cost? I have been told that the spetic is probably about $10k. Been told that the soakwell will be about $4500. Been told that standard electric to bring on site is usually $1000 for a 6m run, we are at about a 10m setback. Not sure what more information I can give. I have not decided on a house yet so I do not know my pad size. Any tips here to help along the way of hitting this target? Thanks in advance. We had a clause on our offer for our land that was subject to the receipt of a site works quote that was acceptable to us. Then we went and got a quote from a site works company (via our potential builder). All worked out fine. The soil type will dramatically change the price of slab. Soil test should be about $250. Also try and get a contour survey from developer or council. What looks flat to the eye can sometimes have a fall or rise the more of either of these the more site works for cut and fill or potential retaining walls Elvis has left the building...
