I am thinking, is there any advantages of building a 12.5m House on a 14m wide land. or put it like, what are the disadvantages of building one? That is probably the most important thing. As our north side neighbours built a massive double story which overshadowed us we ended up with an L-shaped house with the back area only 5 metres wide. It did push the house deep into the lot. What you need to watch out for in that case is whether you have any easements at the back which could affect how far back you go. Also what is your mandatory front setback? If you are on highly reactive clay soil I would also be watching that you have adequate space on both sides of the house to bury service pipes a reasonable distance from the house and that you have adequate room for a concrete apron 1 metre wide around the house. We are in Melbourne so having the sunshine has made a big difference to the comfort of the house in winter. And the overall effect is a bit as if you had a courtyard house because you can see the garden from just about everywhere (apart from bathrooms and study). Are the house plans you are looking at 12.5 metres wide just at the garage or for the whole house? What sort of climate are you in? How deep is your lot? What is being built on your north side? What sort of soil do you have? How many people do you need to accommodate in the house? There are a lot of things to consider really. One option may be to build up; this would give you a greater selection of narrower floor plans. You need to decide what is important to you and what is possible. Most houses these days seem to be built to "fill up" the front but I prefer to see a bit of garden separating houses and you need to think about whether you really want your service pipes running under your foundations or very close to them.
