But there is no insulation in the walls and when I asked they said it's not included in the addenda. I thought that it's a part of the standard contract? Anyone experienced this? I think you mean foil sarking insulation which is often part of the insulation package and commonplace. But years ago it was not a requirement, so it may not have been part of your 5 / 6? star rating requirements. Sometimes the section shows the construction details, but you might have to read all of the notes and the specification is required to list all materials to be used on the house. Hope this helps. Good luck Re: Insulation included in contract? 3Sep 16, 2014 12:50 am Typically, volume builders send your plans to their assessor, and the assessor runs the assessment and tells the builder the extent of cavity insulation required for a six star rating. If your home didn't need any, they won't install it. They sell the home as six star compliant, so unless you ask (and probably pay) for additional insulation (above that required for compliance) it won't typically be included. Normally it is indicated on your plans as a dashed line or hatching around the walls. It will also be on addenda and energy report if you have these. Not really, a cavity brick wall has a thermal resistance of R0.69, with the insulation R1.8 - more than three times more efficient. There are other factors to energy efficiency over just thermal resistance, but I would say in your instance your home was assessed as efficient enough to meet the requirements without the need for additional insulation. Small footprint in Eliza Ponds, Spearwood WA Re: Insulation included in contract? 6Sep 18, 2014 10:55 am We had it added to our house on the west facing wall as we wanted it but as our house went up we didn't feel it was being installed correctly. It has to be joined up properly or it wont do it's job. We told each of the SIX supervisors we had back then and nothing was done. We ended up with a good supervisor but by then the wall was done, roof on and we were locked up. He called the supplier and asked how it should have been done and then spoke to the brickie to ask if that was how it was done and he said I dont know, It was joined but I don't know if they did it like that. You should have told us how when we were doing it (insert the sound of our heads banging on said brick wall here). So we were offered blow in insulation on that wall to correct it which we said would be fine as the foil was actually in there just not sealed up correctly. Then no, that would let moisture in if both types were in the same cavity. That left the whole wall coming down, the foil being taped in properly and the wall rebuilt. We decided to go with it as it was but we got a credit back for it. So it is in there and it will provide some insulation but not as much as it could do if it was done properly. Moral of this long story is if you have to have it for six star rating or if you choose to add it make sure you know how it gets installed and make sure you check the brickies do too and then check it as the wall goes up to be sure it is being done. Re: Insulation included in contract? 7Sep 18, 2014 2:11 pm In WA it is standard not to have insulation in the cavity brickwork. Homes can meet the minimum 6 stars without it. You can have insulation installed after the brickwork has been completed (may affect electrical plans as some use the cavity as a conduit). I asked for a quote through the builder for pumped in rockwool and it came to ~$7k.
