Browse Forums Building A New House Re: Building the Simonds Avalon in the Springwood Estate, SA 82Feb 17, 2015 5:08 pm So latest update We had our final contract signing yesterday. Took about 50minutes and was pretty stress-free. Unfortunately there were a few surprises we werent expecting. First, was the 2% deposit required on the signing. We need to pay them $4600 on top of the $2500 we have already paid in deposits. We just told them we will negotiate terms with our broker as we are currently saving for the finance deposit and this will set us back quite a bit Secondly and unfortunately, we noticed something post-signing. The tiling in our master plans werent updated with our Beaumont gallery selection extras, so they havent changed the tiles sizes or given us full height tiling in our bathroom. I have emailed Josh (site supervisor) about this and am yet to hear anything back. I also have to chase down a receipt for the deposit we paid Beaumont for our floor tiling to do after handover. Communication seems to have dropped off a little bit now hopefully its just a minor bad patch we are in And lastly, and most importantly, yesterday my wife and I announced to our friends and family that we are having a baby, due in August!! As excited as we are it has now put a massive question mark over this build and the outcome. We will remain positive and continue our saving but at the same time we will not be jeopardizing our future by rushing this along and then when we are on single income while my wife is unable to work we cannot afford it. The build hasnt started and we are trying to push the build back until my wife returns to work after having our baby (single income will be a bit tough juggling multiple mortgages). Lend Lease at the estate were fantastic they have allowed me to extend my build start time from Dec until whenever we see fit but am just waiting a response from Simonds, since Josh is on annual leave at the moment. I type this from my study, rather than the white sandy beaches of Legian Bali where i would be holidaying right now if plans had not changed. But more importantly - congratulations!!! Very exciting times ahead. I hope your wife is doing well, as you prepare for a new family member! It sounds like there are quite few people behind our blocks with young kids, so it will be great for them to have opportunities to make new little friends! It's been a crazy busy couple of months here. We've moved in with mum to really save as much as we can this year in preparation for starting our build early next year. I have just gotten my first lot of house plans back from the draftsmen after paying the rest of the initial deposit, and there are a few things that aren't right, so need to send it back to them to fix up. I am delaying doing selections until the Sep/Oct school holidays so that I have plenty of time to really firm up my ideas. So it's all tracking well at this point. Again, congrats!
