So we have just settled on a house and land package with WA Housing in Byford (woohoo!) this is the first house we have built and havnt had much luck with other companies! So we are trying to work out our budget and get an idea on what things might cost at pre start? Up grading taps, flooring( laminate to tiles in kitchens and living , adding cupboards , changing pot cupboards to drawers, having painting and blinds included that kind of thing ! We have been given a $5k pre start allowance and are wandering what things cost so we know if we are going to be out of pocket! Do they have a list of what things cost at prestart ?! My best advice is ask the builder NOW! Don't wait until pre start. Work out what you want to upgrade too and ask them to cost now. The sales rep should be able to find out for you. And if they won't ask why not ... after all, it's their job to make sure you are 100% satisfied. I haven't built with your builder so my prices will more than likely be different but we were quoted about $650 to change cupboards to drawers in the kitchen, overhead cupboards were about $750/m of cupboards. In all honesty, unless you are going to get a good price for upgrading tap ware, take their standard and then go to Bunnings after handover and swap them over then. Much cheaper sometimes. Carpets/floor coverings, can't really help you there as ours have been included in our build. But we did upgrade our carpets and it cost us $2700 to do so ... from cheapest, builders range to top range wool. If anything, upgrade your underlay, go for top underlay as that can make even the cheapest carpet feel so much better underfoot. But really, do up your list and ask your sales rep. All the little things add up. For an idea, our electrical was $3800 and we only added 4 downlights not a whole heap, the rest were power points, tv points and some normal lights. I had a titled block and it was 6 months, 3 days between the slab going down to me getting the keys. We didn't change any cupboards to drawers back then (oh I wish I knew then what I know now!) but from memory we spent about $8000 doing basic upgrades - things like closing in wardrobes with doors, I enclosed our theatre with double glazed doors, upgrading carpet/underlay, adding power points etc Good luck with it!
