Browse Forums Building A New House 1 Sep 09, 2014 12:26 pm Hey guys I know this question will depend on many factors and what I want Just want to get a broad opinion My budget is $330k I am looking at purchasing a block 350sqm for $170k That leaves me when I take off 10k stuff for estate guidelines and there will be a bush-fire levy in the area im buying $150k for a house I want something about 15-17 square 3 bed, 2 garage, 2 bath Do you guys think I can get something livable with some extra additions put in? for that price or am I pushing it Re: House for $150k? 2Sep 09, 2014 2:30 pm what state/region are you in? I think you will find it difficult to find a build under $150,000 unless you are looking base price only with no additional inclusions or variations, in which case I have seem some at $135,000. My land was $152k, allowing another 10k for site costs, the best quote I got was $160,000 for the build which is pretty good, some nice inclusions, but it's only single garage (about an extra 5k for the double). It's with a small independent builder, the same inclusions with a major builder was coming in between $165,000 - $190,000. I think it will be a struggle and I would caution you on signing for the land before having the quote for the build worked out if you are on that tight a budget, plus there is always added costs, i.e. building inspections, taxes, etc.. To be honest, with a budget that tight, you'd probably be best off looking for a house&land package, maybe a turnkey package at that to minimize post-handover 'musts'. Quite often, if you find a block you like, you can ask a builder if they can do a h&l on that specific block - the drawback is that if you walk away from the builder, you're probably going to lose the block, where buying them separately means you have maximum builder choice.
