So this time last year we bought a block of land in Springfield Lakes. It was registered in June this year and we started the hunt for our house. Our block in long and narrow, so we decided to build a double story. After a few false starts with Plantation, we decided to build a modified version of the Ashley 35 with Clarendon. This is our modified plan (now closer to 40sq): [/URL] Facade: The view from our block: We are now waiting for council approval. Hopefully we will have a slab in the next six weeks or so. We had our colour appointment last week. Might post about that in my next post. Thanks to all who read and share their stories on this site. We gained a lot of useful tips and made slight changes to our plans based on the information we have found here. Now we are looking forward to sharing our journey. We are really looking forward to the whole build, but definitely most looking forward to seeing how our master/ensuite turns out So, our colour appointment was last week. This is what we chose: Upgraded to undermount sink/mixer: Pivot door: Garage door: Main floor tile/outdoor tile - Alto Ash 300x600 Kitchen - Base Cupboards: Polar White Sheen Overheads: Cavia Lini Sheen horizontal Benchtop/Waterfall ends: Luna White Quantum Quartz Glass splashback (around window): Taubmans Knight Grey Ensuite- Floor: Haven Light Charcoal Shine 300x600 Feature wall behind bath/shower wall: Haven Light Charcoal Shine 300x600 Other walls: Sector White Gloss Benchtop: Luna White Quantum Quartz Cabinet: Cavia Lini Sheen Main bathroom is pretty much the same, except Linea Grey will be used as a feature tile on the bath and the shower niche. Powder room- Floor: Alto Ash 300x300 Splashback: Hypercube White Lustre 200x400 Benchtop: Tornado Quantum Quartz Cabinet: Cavia Lini Sheen Wall colour will be Taubman's Gemini Silver. Outside, we chose Surfmist for our roof, gutters & fascia. Brick will be PGH Moon Dust. Downpipes and windows will be Dune. Render will be done post handover. We are also in QLD... question... are those tiles/cabinetry etc standard or are any upgrades? We are also probably going to have moondust bricks but we are going standard facade (did you upgrade your mortar?? if so do you know what it cost??). What colour are you rendering and why after? Doesn't that make it alot more expensive? Im worried about having so much brick. Do you have cladding anywhere? If so what colour cladding are you going to go with the Moondust bricks? We are likely having white cabinets in the kitchen with tornado bench top as we have grey vinyl plank floorings. Then Cavia lini in the bathrooms/laundry.. Was going to have it with a luna white top but liking your tornado stone top with the Cavia lini also....hmmm decisions. Haha you must have good taste! The tiles were an upgrade. I think the largest tile size you could pick without having to upgrade was 400x400. Ours are 300x600 and you pay additional labour charges for laying porcelain. Total cost including additional labour was around $5600. I think the bathrooms were around half of the cost, the rest was for our ground floor tiles. We were happy with the upgrade costs. The cabinets are standard colours, as is the quantum quartz. We paid $300 to have all of the cabinets, except for the laundry, upgraded to the sheen finish. We were quoted over $5000 just to render the front facade through Clarendon, so have been told it will be cheaper to get it done after handover. We didn't upgrade the mortar as we plan to render at least the front and back of the house. The colour consultant estimated it would be around $2500 to upgrade to white mortar, but we didn't get an actual quote. We do having cladding, we are painting it Surfmist. We are thinking we will use Colorbond colours Dune and Basalt for the render. If you are near Springfield Lakes, we are kind of copying the facade colours on the Plantation double storey display house there. What design are you building? I had a feeling the tiles might be an upgrade due to size. Will have to wait and see what is available when we do colours (hopefully in a few weeks). Did you upgrade cabinet handles or was the standard ok? Which promotion did you get? We got the air conditioning for $5950 or the free floorings.. we ended up going with the air con because the floorings we wanted you couldn't get through Clarendon.. (even though we got them from Carpet Call still) Ill see if i can post a photo in a sec. We were originally going to have Cavia Lini to the top cabinets in kitchen but saw a photo with grey floors and white kitchen with grey benchtop and looked awesome...worried it will be too much grey now if we have cavia lini top cabinets.. but maybe not.. will think about it as i love it...Wow didn't think the mortar upgrade would be so expensive.... Im worried if we render or moroka the front it would look weird as the house beside us will be a single level so you will see the side of our house coming down the street... maybe it won't be so bad..not sure. We picked from the standard sapphire range for the bathrooms. We chose not to have handles on our top kitchen cupboards and that was no cost. We had the same deal as you, but went the free flooring. As I said before, the tile we picked was an upgrade so we paid nearly $3000 for our main floor tiles. We haven't selected our carpet yet, apparently that happens closer to lock up but going to attempt to not spend too much on upgrading that! Are you doing your colour selections at Logan? We found the colour consultant really helpful, so she might be able to give you some advice of what to do with regards to your kitchen colours. We aren't too worried if we only render the front of our house. Plantation seem to do it on most of their displays, and I don't think it looks bad at all, especially if you go with a light brick. We preferred the Austral brick range, but unfortunately Clarendon aren't using them in QLD at the moment. I think you can ask for a NSW brick, but it will cost $$$ to get them up here. Our soils just came back as a H1 slab...we were expecting (secretly hoping) for an M like the first stage in our estate. So that is $5400 down We were going to go with free floorings but hubby wan't vinyls firstly and then the bank manager stuffed us around and ended up valuing air conditioning into the build which we were just going to do after :/ So switched to air con and chose our own floorings. Lucky you for getting upgraded handles.. how did you manage that? Did you upgrade your internal doors at all? Also we need to upgrade our front door to something nicer and probably the handle also.. not sure what is sapphire standard. What does the standard mortar look like with the moondust bricks? have you seen them? Maybe I should look into getting the front moroka.. there is no covenant for it in our estate. We are getting a tiled roof also.. so not sure what colour to go with the Moondust bricks.. its all too hard. I also prefer Austral and I have a inkling they might be available again soon through... i hope. So i guess the main things on my upgrade list now are Off White mortar (or moroka instead) front door internal doors (maybe) those drains that match the tiling in the wet areas (smart drains??) Will have to go with standard tiles now i think :/ That might have to be it.. then we have no money left for driveway, fencing or turfing...oops..will have to start saving.. Because we have kept our current house and mortgage our borrowings were restricted so will just have to get what we can with what the bank will lend us. Guess when we sell this one we can maybe render the house if we don't like the bricks. We are secretly hoping they go down once the build starts. Just hope they don't get anymore expensive! We signed our mortgage documents today, so just waiting on council now. The colour consultant said she could offer the handles for no extra charge, so we were happy. Didn't have to do anything. We didn't upgrade our internal doors. We did upgrade the front door. I personally am not a fan of the included front door. Upgrading to the extra height pivot door was expensive - I think it was around $2800 including the upgraded handle. We got the smart drains too, they were $150 each and we need 5. It is so easy to spend money! We are trying to not go crazy and to get the structure right and not worry too much about stuff that we can do ourselves down the track. We saw the moon dust bricks with the standard mortar. They definitely look better with white mortar, but yeah, we had to draw the line somewhere! The colour consultant suggested we go with raked joints so the mortar is less of a feature. The standard tile range is actually quite good, so you should be able to find something that you life. Have you been to Beaumont to check it all out? We found that really helpful and got our selections done really quickly on the actual selections day. Just on Beaumont, suggest going to the Logan store (most of the others are franchise stores) and tell them who you are building with. They should offer to print a selection guide for your builders for you. Will help a lot in selecting. You can do it at any stage as well, don't need to be at contract. I know i started my tile selection process before i even received the tender. I went into the Oxenford Beaumont today and spent hours looking at tiles... made a selection all standard that i loved only to be told one of the tiles (the main one) was discontinued...bummer. Picked a backup but don't love it as much. I noticed you said you did? What about the bath hob? You sure can. In our ensuite we are running the floor tile up behind our freestanding bath and to the long wall in the shower. Re: Our Clarendon Ashley 35 Build in SE QLD - Colours! 19Sep 18, 2014 7:50 pm These are the tiles I would have loved for the ensuite and the downstairs powder room... but i was told the charcoal river one is discontinued The floor is Euphoria Charcoal or even Lifestyle Charcoal, back wall of shower River Charcoal (or something like that) side walls are Lifestyle Ice Grey, Cabinets are Alpine Mist (not as white as the photo looks) and benchtop will be Quantum Quartz Tornado (no photo but put something grey to get an idea beside) So the river charcoal tile isn't available.... so thinking of running the floor tile up the back wall and using River Ice Grey (so same as side but with the lines) on the side walls???? Other bathrooms.. Still a work in progress....will take a photo of my idea in a sec.. Are you using Linea Grey over the bath hob also? I have that tile here also to go with a Light grey floor tile (Belga Grey) Then Cavia Lini Cabinet with Luna White top.. just not sure what colour to do the bath hob and the wall tiles (hob same as floor or the linea grey and whether to do all wall tiles in the linea grey or just the niche....too hard)... 9 24791 So it looks like we finally have some movement on site!
