Hi all I am new to building and have only ever looked at large builders with off the plan/ pre designed single storey homes.
I have found a smaller block of land which would require a 3 bedroom home to be a custom double storey home, and I am just looking for an idea of cost. Ideally about 18sq's, with lounge, meals, kitchen, laundry, w/c, masterbedroom with ensuite on first floor and bed 2 and 3 With bathroom on second storey.
Has anyone built something like this ? Or have an idea of price ?.
Are there any non custom builders that have plans for this type of home ?

3 bedroom double stories are a bit rare for off-the-plan builders. Generally they start at 4 bedrooms.
I can't offer any house designs as i am not sure what size your land is. Maybe you can post the dimensions of your block of land?
Most off-the-plan builders have a small two story house they offer that will fit on most very small blocks of land.

That should fit on a 350sqm block (i think).
But the master bedroom is up stairs.
You will find most off-the-plan builders will prefer to put all bedrooms on the second floor. But if you find a plan that fits, and all you want to do is move the master down stairs, then i am sure a lot of these mass builders will be willing to alter the design to suit (if possible). You won't know until you ask.
