Our titles aren't released until March so we have a while to wait and get prepared!

We are on Makarska Way.. So right around the corner from you! Yes there are so many threads on here which is great, been slowly getting through them.

Who did you end up choosing to build with?

Terranovis advised me last week that the POS/parks final landscape plans are being prepared and sent to council for approval. they hope to start planting about October so the park is ready for when people move in. yah!

I think its unfortunate that they aren't doing any nice street tree planting like Eliza Ponds. The landscape voucher for each Lot, includes that one tree is to be planted on the verge. So I wonder if that means there will be a mish mash of tree species as street trees, who is expected to water them ( assume it will have to be low owner reticulation), and what happens of people don't build within 18 months and therefore in theory aren't entitled to the landscaping voucher. Hopefully council will require the developer to put a tree in, in those circumstances to maintain the amenity in the estate.

Here is our most recent plan with HomegroupWA.. We have made a few changes to the original design - i.e. switching the location of the laundry and scullery around. Also not shown is a door from the garage to the back of the house, extension of the ensuite shower to a double and adding a door between the scullery and laundry..

Just wondering if anyone has any any overall feedback and opinions/ideas that we may have overlooked?

The location of the alfreso means the two stackers will be fully shaded - where is north on your plan?

Personally, I am not a fan of spandrels - there is a funny roof detail happening at the top right of your plan - can you get rid of that somehow? (raising ceiling to rear of home to 31c?) cant quite make out the plans fully, but is this roof step necessary?

Slider in laundry just gives your washing machine a view- as has been suggested elsewhere on forum - a swing door can look a lot neater and gives you the option to extend benchtop across to full width.

Yep. But our build is no poster child for the company, I have high hopes yours will be better!!

I tried to submit something before but it didn't seem to work.

I agree re: laundry tip from Tristanium (I did it myself) and it also allows a solid wall to vent a wall hung dryer into if need be. And for you if its on the western side it will help remove some hot sun from the laundry where its not really needed.

Agree with comments on at least framing the theatre entrance for future doors and have you considered a door in the entrance to the kitchen/living area to enclose it to help with heating/cooling (and noise if no doors on theatre)?

To make bed 4 bigger you could push the wall out flush with bathroom wall?

If the intent is a family sized home, you could potentially remove the linen cupboard to make the bathroom a bigger family sized bathroom and turn the activity area into a Walk in Linen and perhaps a Walk In Robe to bed 2? Still leaves 3 big bedrooms for kids to spend time in.

Also if North is the rear, then are you going to get much midday sun in the living area for passive heating and cooling? Does this house currently already meet the 6 star energy rating for the orientation on your block or will you need to add extra to achieve that? I love the stacker doors, will they be 28c or 25c high? I was going to go with 28c stackers and sliders in my house as I have 31c throughout, but then decided I didn't like seeing the eaves from the inside from nearly the other side of room, or the windows being flush with eave on the outside elevation. Personal choices.

Also, perhaps you could widen and length the garage for SUVs or storage? It might eat into theatre and Master a little but you wouldn't lose much. 28c in here would be useful too. 25c might seem really low coming from inside in the house.

Yep, just a single glass door referred to as a french door but 920mm wide.

As for your pantry, I think its fine! you have a scullery for extra space if you're worried. !I myself haven't got a scullery they aren't for me ( just like to get rid of dishes, not walk them somewhere else) and I think my pantry is fine.
