I'm freaking out running around like a headless chook, getting a million quotes for blinds and shutters, driveways etc Ok so I think I'm ready (not really but let's just say I am lol) but I'm not 100% convinced that they will rectify all the defects before then, so I don't want to get my hopes up too high only to be let down if it doesn't happen. This building caper is way too stressful as you all know and our emotions have been both high and low, it's just too much lol. So with handover procedures, do we give Metricon a cheque, or do we just transfer the money into their account like previous invoices? I don't want to give them the money if everything is not done! And anyhow, final payments will also be a cheque from our funds as well as the bank, so a little more complicated I think? If anyone can shed some light on the handover process and let me know what exactly needs to happen, I would be so happy!!! Re actual details of the process with M I'm not at that stage but hope to also get some insights from folks who have passed this stage. But be so cool to get the keys and good on you fir sticking to your guns. That final payment is your only leverage to really get M to fix things so hold out as long as you need to. I can only imagine the adrenaline rush you must be going though to get things all organised for a move in! Its such a catch 22 position to be put in ... accept a house with defects or not? I would say you've waited this long so try to hold off until all the major items are rectified and I guess the remainder is minor and can be noted for fixing in due course. Where are we at? Well I've just come back from the house and somethings have been done, yet others still have not. I'm not holding my breath for handover to happen on Friday, so unlikely. Metricon still haven't sent us the final invoice and it's Tuesday, so like you all have said, the bank needs to do a valuation inspection before releasing final funds, etc plus cheques need to be organised. Also we need another variation for things that weren't done that were on the contract, so we need to get some money back, yet no variation has been emailed to date! Anyhow, final inspection is being undertaken by our independent building inspector as we speak, so we also need to wait for that report too...phew... I'm exhausted just thinking about it all, lol With regards to accepting the house as is, I will absolutely not do it. I don't care what anyone says, I've waited years to build this house surely I can wait another week or two to get it to near perfect right? In fact our SS has previously admitted to us that once keys are exchanged priority to fix any outstanding issues means you get pushed down the list, we could be waiting weeks or even months, I'm not willing to wait for unreliable tradespeople to turn up to fix what should have been done before handover, so I want everything done before keys!!! I told Clarendon that my inspectors report was on its way and they have to honour it and I was assured that we had 90 days to report any defects and at the end of the 90 days they'd fix it. So far they've been really good about getting stuff done. BUT if I had had the mental capacity to continue living with family a second longer, I probably would have held out for keys...
