In November my wife and I bought a corner block of land that is overlooking a lake. It is 19m by 31m and the lake is at the "19m end" (if you know what i mean) . Also the crossover is at the end of the 31m side furthest from the lake. Over the last 6 months we have been searching for a double-storey house design that will allow us to enjoy the lake view from the rooms we will use the most. Hence we are thinking of having the family, meals & rumpus at the 19m front side with the master bedroom above. The problem is any designs that we simply rotate 180degrees end up with the front entrance in the backyard or an alfresco facing the street. I am worried about the cost of custom building. Has anyone seen a design anywhere that could help us cos we have run out of displays? Alternatively, does anyone see any problems with our setup? I'm sort of lost with the description of your block. Can you post a picture? If you're going two storey, have you thought about an upside down house with living upstairs so you can look out over the lake? Just a thought.. Are you sure you are not our neighbour...the block next to ours sounds like yours ( only joking, saw you were in a different suburb) A few things to consider... Custom built house may be slightly more expensive but you can get a house that makes the most of the views and is designed for your block. I assume you paid a fair premium for a water front block, make the most of it with the views, most spec homes are not designed for the block you are describing. Then you have more flexibility on what houses you can build as most have the garage at the front?

I believe it was also on a corner block. I’m guessing it’ll be closed now, but could be worthwhile looking over their plans on their web site. Joles - No not as cool as that. "Scribe" as in I was always the one taking notes during school and Uni . I will try to post a picture tomorrow. It is a T-intersection with the lake at the top of the T. MrsB - the land was not too bad, it was one of the last lots left over from an earlier stage release - probably because it is hard to build what you would want on it. Phoenix - I had considered the crossover change as a last resort as we didnt really want the garage to have the best view - although it would be nice driving in and out each day. Kiwi - The Windsor would be way out of our budget (too many bathrooms) and I believe the balcony from the main bedroom is above the alfresco and we couldnt have both at the front of the house. It is a nice house though. The closest house we have found is the new Marina from PD. They said they may be able to change the garage into an alfresco, reverse the whole house, add a separate garage where we want it. Only problem is the front entrance would be against the garage wall... Still waiting to hear back from them as to how they could fix that. May change the study into the porch?
