We have just had our slab/plate height one done, which picked up some issues that need to be fixed before the plasters come in. Fairly minor - some bricks not fully mortared, exposed brick ends needing the holes filled in. They also noticed a 300mm discrepancy with our storerooms (one is 300mm bigger, the other 300mm smaller) but we are not fussed about that. They are about to come back and do the roof one, before the colourbond goes on. On each occasion, they have come out within 24 hours of our contacting them. It costs about $500 per report - money well spent, IMO. 'We were unhappy with the quality of our colorbond' Have also spoken to a private inspector thanks to the amount of posters here who have recommended as much... I think we need to do it for our own peace of mind as you all say... likewise hubby thinks it is time to advise them that we *do* know it's *not* a Colorbond issue (he and his cousin got photographs of the repairs/adjustments taking place to the truss [again, sorry if jargon is wrong]) and that he would like some form of documentation from the builder advising that this adjustment won't compromise anything structurally (Stewie, I asked hubby about the incremental battens you were discussing and he said ours are just being done with... rafters I think he said?? Sorry am bad with the lingo) Re: Roof removal 7 weeks after install? 23Aug 27, 2014 4:33 pm If all they are going to do as one of the onsite chippies said is to rip some timber at the correct angle it would take a couple of extra days for a couple of carpenters at a guess - depending on how big your roof is of course , longer for a big roof. Before they start they are probably waiting on clearance from an engineer to do so which might hold them up for a week.
If he says no , the truss company will have to supply and install new trusses. God knows how long that would take. Mgilla - I drew it the second time to scale in my CAD program and get 186mm difference. Still not insurmountable the way they want to do it. julznjam - what it sounds like they are going to do is rip one big long piece of timber from 0 at one end to close to 200mm at the other - like a big wedge and nail that straight on the top chord of the truss. Clearly it is not your fault as the plans state 25 degree not 22.5. I don't know if modifying what already is there will make any differences if you were planning on using the loft for any storage (remember unless you have structural walls underneath it, you can only put light stuff up in the ceiling anyway). The fact that the builder is ly ing to you about what has happened is reprehensible with the amount of money that you are spending on your new home. Never ever seen a roof come off because it had the wrong pitch. I'd be interested to know the circumstances of how this all came about, a. Because I'd like to make sure I never make the same mistake and b. How the hell do you get the wrong pitch on a roof. I can only guess the truss maker screwed up and made it the wrong pitch. It was then delivered and installed as the builders ass-u-me'd that it was correctly supplied. Don't laugh - a mate of mine who is a builder did a major second storey reno and extension in Bungendore ( not far from Canberra ) with a prickly neighbour. He had the roof on and all the raked ceilings in and the next door neighbour complained that it was too high. The council inspector came out, did some calcs and yep he was 100mm too high to the top of the ridge capping. They made him strip it off and lower the pitch. I think he said it was about a week and a half for two guys plus whatever extra material. You'd be more precise than me - 1:100 on my quick drawing will throw up a bit of error at that scale. I'd like to see the OP's floor plan so we can see how long the longest truss top chord is and therefore what the rise will be at that point. Stewie Re: Roof removal 7 weeks after install? 29Aug 28, 2014 3:03 pm Hi guys, Well we sent off an e-mail last night and cc'd the gentlemen our office contact had copied into it... in hopes one of them would be our SS. Basically explained we know it's nothing to do with Colorbond quality and supplied an image of the fix taking place to correct the pitch. Also let on a few other things which we have been made aware of from various other contacts during the course of our build, but which they have not let on about. Advised they would be receiving an access request shortly from an independent inspector we had engaged. It must have done the trick because hubby got a phone call this morning from one of the men who had received our e-mail... turns out he is our foreman and he has asked to meet us on site on Monday afternoon. Work will let me leave early so we can both attend, hubby will look after the techy side of the meeting and I can speak up about any customer service stuff that rears its head. Re: Roof removal 7 weeks after install? 31Aug 28, 2014 10:38 pm All I'd need to see is the floorplan as long as it shows the roof outline which shows the eaves overhang, ridges, hips also as lines etc. The longest distance from the ridge down to the eaves line will be your longest top chord of the truss. I just wanted to show you roughly how much they would have to lift the roof at the longest point. Re: Roof removal 7 weeks after install? 33Sep 01, 2014 8:29 pm Hey everyone, meeting went well, site supervisor was v open & helpful & was horrified to hear about the lack of communication/incorrect communication by the office staff, he'll be addressing this with them tomorrow. He explained the pitch issue & showed that the fix is legit but will be supplying engineers' reports anyway, he also has us slated for a walk-through when the gyprock arrives but before it goes up, & again after it goes up and at PCI (which is about 7-8 weeks away weather permitting). The worst thing is where you have clowns getting up on a Colorbond roof and don't take any care. Antenna guys followed by third party skylight installers then solar panel installers,sometimes sparkys to run extra cables but air con guys are the the worst. We have had gutters damaged , dents in the corrugated ribs and worst of all they leave all their swarf up there which starts rusting pretty quickly. Usually most of this takes place after we've finished and the owners want extras without going through us so we aren't on site to supervise.
