Some advice needed. I am thinking of buying a block that backs onto a waterway (Kedron brook in Brisbane). The block is 10m x 80m & when you stand on it, is flat from front to back with a slope down the bank of the brook.
According to the floodwise property report below, the max ground level is 23.0m. As it looks flat & the current house is set back 3m, this would basically cover the entire building portion of the block.
Further down is the likelihood of a flood event 1-2% as the block currently sits.
Question 1 - How reliable is this info? If I got a proper survey done, is it likely the number will change?
Question 2 - Would I need to raise the building portion of the block? If so, how much?
Question 3 - Would this be likely to put the project builders off & leave me with only custom builders to choose from? Would I need a different slab / non slab etc?
Thanks for any info as I am really debating whether to go ahead with the purchase. The cost of the existing is very good but won't be for long if block prep for the new build blows out.
